Landlords are criminally negligent
Former Tenant
Pros:
Having such terrible landlords fostered a strong sense of community
Cons:
Landlords refused to do any work unless threatened with non payment of rent. The heat died in the winter and they cut corners fixing it so that it would only be on a few hours a day, it was often 40-50 degrees indoors. We had to stop paying rent to get them to replace a broken boiler. Currently the intercom has been broken, and front door has not locked for 2 months. They have a class action lawsuit against them for not paying workers.
The security deposits they mailed to previous tenants bounced, and the tenants had to take them to small claims court.
Advice to owner:
Your tenants all know lawyers

It was good till it wasn’t.
Former Tenant
Pros:
Pet-friendly, rent-stabilized, private backyard, near subways, quiet neighborhood.
Cons:
Facade fell, evacuating the building for 3 weeks. Didn’t have heat or cooking gas for 7 months, and relied on 4 space heaters and a hot plate. A warm shower would only last 10 minutes with an installed electric water heater. Winter came and a pipe froze and burst over my bedroom — destroying everything. Immediately moved out (now with no water too), but the management company now won’t return my security deposit for “breaking my lease” (4 other units broke their lease too after the gas fiasco — it was uninhabitable). Oh and the gas was miraculously turned on 3 days after I moved out.
Advice to owner:
Warranty of Habitability is void with no heat, gas, or water.
