Good building, accessible owner, minor drawbacks

Pros

- Owner/manager of 155 W 85th St is kind an easily accessible. The management company office is in the building, and he is in the office almost every weekday for several hours. - Trash area is fairly organized, and is regularly maintained. - Owner has been relatively responsive when I have needed support. - Heat, electricity, and water are consistent. - Pest control regularly visits to offer spraying. - Have seen virtually no pests (1 cockroach, 1 mouse, but neither returned). - Neighbors are kind and thoughtful. - Cannot hear sounds of street or other tenants.

Cons

- Sometimes unclean, such as broken glass or gum being left in the entryway for several days on end. - Owner/manager sometimes not respectful to tenant's needs, such as not giving advanced notice before entering the apartment for repairs (despite request to do so), or leaving keys in the apartment door lock after making repairs in apartment. - Sometimes both building doors left open without explanation. - Internet hookup is sometimes finnicky. - Stairway carpet needs cleaned (beyond vacuuming).

Advice to the owners

Would recommend more transparent communication with tenants.
