outrageous recent rent increase but otherwise great building

Pros:
great layout inside and recently updated roof area, incredible building staff, gym almost always empty
Cons:
Landlord is raising the rent 40% which is ridiculous. Units don’t come w curtains or blinds and windows are so big you need to get custom made coverings. All the balconies are connected to at least one other unit which is a little strange. Decent noise suppression between units but any noise in the hallway or outside (there’s a grade school w recess multiple times a day & also lots of neighborhood construction) can be heard in the apartment.
Advice to owner:
You have a beautiful space but don’t overprice it or the units will sit empty for months while you slowly decrease to slightly higher than what your current tenants pay. Save us all the hassle and come down on the rent increase.
