Pros:
Building is across from a nice park and close to 161st yankee stadium, close to 4, 5 and D trains. That is all.
Cons:
The boiler needs to be fixed several times a month, never any heat or hot water in below 40 degree weather, however, 50 and up degrees, the heat is blasting, trying to kill you. There are large water bugs the size of 3 to 4 inches in the building. The super is lazy and makes excuses not to fix things. Tenants bring their young friends and they damage the property. There are cracks and holes in most apartments so no matter how many janitors they hire, there will still be waterbugs and rats because.....THE BUILDING IS OLD AND NEED TO BE RENOVATED!!!! Tenants blast music all day long and even after 2am, 3am, disturbing those of us that have to go to bed early to work in the morning. Perverted old men stand in front of the building in the summer or the side of the building and lustly stare at anyone who walks by, even minor teenage girls. Run, dont walk away, RUN away!
Advice to owner:
Sell the property to someone who cares enough to correctly take care of the building.

Love Hate Relationship with this building

Pros:
The size of the apartments are huge. Love the old school set up.
Cons:
The building has old electrical equipment. Old Fuze boxes. There is no ceiling light in my living room. The elevator is old and always broken. The intercom is always broken.
New people moving peeing in the elevator. Leaving garbage on the stairs.
Advice to owner:
Find a new super or get him some help. Replace the old elevator. New electrical work and new windows. New intercoms.

Near the train and highway
Cons:
Hot water when it works. Elevator when it works. Trash all around. Never repairs things.
Advice to owner:
Watch who you hire. Fix the code violations. Your long term tenants are fed up with the bullshit.

Nothing good about this building
Cons:
Building was never sanitize due to Covid. Elevator is filthy. Hallways and Walls are dirty for years. Dirty basement at all times full of garbage, completely infested with roaches and rats, and flies . They fall on you while waiting for elevator .... people smoking weed in stairwell at all times. Strange people hanging out in stairwell, always pee and poo in stairwell. basement , Garage and laundry room. Intercoms have been damaged for years. Front door is always broken, vestibule as well.
Super doesn’t care about building, He MUST BE Fired ASAP. Repairs in apts never get done.
Advice to owner:
Get a better superintendent / hired people to clean building daily. Sanitize elevators daily walls and entrances.
