Great location, terrible property manager

Pros

-2 streets away from multiple train lines -huge living room, big kitchen, great shower water pressure -responsive super -rent is okay but it's because the building is falling apart -only 2 neighbors plus a business on the 1st floor; current neighbors are great, but I expect they'll move out (see cons below)

Cons

There's a reason no one rents in this building for more than a year or two: -Property Manager Angela Cronk from AJ Clarke is terrible - her goal is to have as little contact with tenants as possible (think: terse, one sentence emails, threats to take tenants to court) -Recurring pest issues (had bed bugs more than once in a few years, roaches often, mice once). Management does hire an exterminator monthly but they don't always show up -Abatement levels of lead paint found in every room of the apartment from a recent X-ray inspection (July 2025) -Old building that the landlord doesn't maintain - neighbors' bathroom ceiling collapsed twice, dishwasher breaks often but only quick fixes are done instead of replacing with a machine that will last, in addition to minor things like bad paint jobs, etc.

Take care of the building, hire a competent property management company
