Review Summary for Eric Orlofsky
Summarized from anonymous rental reviews on openigloo.
Tenants renting buildings managed by Eric Orlofsky commonly find the properties to be clean and well-maintained, with respectful neighbors and good community vibes. Management responsiveness is generally timely but can be slow in some buildings, especially concerning maintenance and pest control. Pest issues, including cockroaches and bedbugs, persist in a few locations despite efforts to manage them. Noise levels vary by building, occasionally impacted by nearby venues or neighbors. Some renters raised concerns about heating inefficiencies and occasional infrastructure aging. While many appreciate the location and amenities, a few suggest improvements in pest control, noise enforcement, and responsiveness to enhance residency satisfaction.

Great Place in a Popular Neighborhood

This place has bedbugs
Former Tenant
Pros:
They let me break the lease? It's too bad there are bugs because it would be a great location otherwise.
Cons:
There's a chronic bedbug issue. Management said themselves it's been the same source for 3 infestations. It's been infested 3 years running. Whatever they're doing to manage it isn't working. Also the entire building reeks of cigarettes.
Advice to owner:
Clear out the entire building, treat bugs properly, evict whoever's continued to bring them in, stop letting your friends smoke in the building

Great Building…. Next to a Punk Rock Club
Former Tenant
Pros:
The building itself is pretty much perfect. All the appliances work. Great light from all hours of the day.
Mgmt is exceptional. Quick to respond and deal with issues even though we’ve had very few.
Cons:
It shares a wall with St Vitus, a hardcore metal bar. It can get loud at night, especially for units on 2nd floor and on the east side of the building. The crowds that gather in front of the building can be a bigger issue and sometimes are out there well past 1am.
Advice to owner:
Try to enforce noise violations coming from outside the venue.

Nice building on a beautiful street
Former Tenant
Pros:
Common spaces are kept clean, maintenance issues are fixed timely, very friendly and responsive exterminator who keeps bugs and mice down
Cons:
Lack of sound insulation between units, can often hear noise from upstairs neighbors. Block is fairly noisy in the summer esp with windows open

had a fine experience
Former Tenant
Pros:
loved the space and original details in our place. mgmt was fairly responsive to things.
Cons:
occasional pest issues. tried to raise our rent quite a bit on renewal which we negotiated down. this was before the passage of hstpa and we were on a preferential rent so shouldn’t be an issue anymore.

Pre-renovation, paid to leave
Former Tenant
Pros:
They paid us to leave because they wanted to renovate the whole building.
Cons:
The place was honestly pretty gross, a lot of mice and bugs.

Good building, not great owners
Former Tenant
Pros:
Great location, nice neighbors, very clean
Cons:
Pipes clog easily, roaches on occasion, management responds to issues - just slowly

Good value for Brooklyn
Former Tenant
Pros:
Well built building with high ceilings, lots of light, exposed brick in many units and spacious. It’s on a nice part of Tompkins Ave with great restaurants and shops. Pretty good value for Brooklyn.
Cons:
The building is close to dangerous stretches of Gates Ave and other areas with high crime. Gunshots are something you will hear if you live here. There is also bad heating and package theives. Landlord is not cooperative with resolving stolen package issues.
Advice to owner:
Upgrade the plumbing, heating and resolve stolen package issues.

Don’t move here
Former Tenant
Pros:
The roof, the big windows
Cons:
Horrible college-aged neighbors, horrible management, insanely overheated in the winter so you have to keep windows wide open, terrible pest control with cockroaches and rats in the apartment.
Advice to owner:
Hire a management staff that cares. We complained of seeing a cockroach in our apartment the day we moved in and was told “it probably came off the moving truck”…that was only one a many other poor experiences we had
