A disastrous landlord

Pros

The apartment is in a very convenient location. There’s only 2 apartments in the building so there’s not a lot of noise coming from the other apartment.

Cons

The heat is just awful. It’s either on all the way to the point where the steam is causing water on the floor and breaking the electrical equipment in the tv (we lost a 65 inch due to excessive steam) or the heat isn’t working at all. The radiators are old and ice cold. It tends to be just the front apartment who has heat issues and the landlord sends random people from the restaurant below to check to see if you’re lying or not. After a week of no heat in both apartments during the coldest time of the year, he only fixed the heat after we were forced to report him. He is rude and talks down to his tenants. He tells them that he’ll “fry” you when you bring up something that you’d like him to follow from his own lease. Our ceiling had a leak in it since the day we moved in and he never fixed it. He attempted one time but when he was told it did not work, he never got it fixed. He actually told us he wasn’t renewing our lease so he could fix it and replace the window below the leak. That was false since he had the apartment listed 6 days after we had left. He found a soft spot in the floor that he blamed on us and not the fact that his radiators leak and cause excessive steam which would definitely do damage to a hard wood floor. We were also told the tenants before us were aware of the soft spot on the floor. There are no drawers in the kitchen so you’ll need to purchase extra furniture to have utensil drawers. He claimed our dogs urinated on the carpet in the hall which never happened since they do not have the ability to open doors and leave the apartment without us directly behind them. I’ve also confirmed with my neighbor that the halls never smelt bad. He swears he had to get a steamer to clean it which was also confirmed that that never happened. He’s a really big liar who is always “out of state” when you need him to come fix a problem. There are bugs from the restaurant below who he favors and only does things for them. They tell him things like that aren’t true but he’ll never believe anything over what they say. The bathroom sink constantly got clogged and even when he had plumbers come, the fixes were temporary. Communicating with him was so awful because it was like texting a drunk who refuses to take responsibility for anything. I would stay clear of anything he owns. It took him over a month to get us our deposit back because he tried all different things to be able to keep it but what he failed to realize is the law states he has 14 days to tell us if/why he’s keeping our deposit and he only started complaining 20+ days after. I brought up taking him to court because I was just fed up and then all of a sudden he decided to send our check like he had that decision to make. He’s the worst.

Advice to the owners

Sell your property because you suck at being a landlord.
