Good building if you're not home a lot

Pros:
The building and the unit I lived in were both quite nice if small.
Cons:
Constant noise. There is a fire station a few blocks away. Fire trucks would almost always turn and travel down this street past the building with their siren on. Being street facing and on the 3rd floor it was a nightmare.

The space was a decent size for the price.
Cons:
Awful management company. Expect to never be answered.
Cock roaches but nobody would do anything about it.
Nothing ever got fixed.
The super was barely there.
Packages got stolen almost every day. Laundry machines never worked.
Elevator was ALWAYS broken and I’ve been stuck in it before.

The community of residents is great, the finishes in the apartments are nice, the appliances are great and the layouts of the apartments are very spacious and unique compared to most others available in the area.
Cons:
Both the super and the property management are entirely inept. They are unresponsive to serious maintenance requests. In the one year I've lived there we've been out of hot water several times, our AC was broken for MONTHS, and the elevator dropped with someone inside it 4 stories. It took them over a month to fix the elevator and everyone had to take the stairs up as many as 7 flights. The boiler is constantly leaking into the 7th floor apartments and the entire building is riddled with water damage from improper drainage of AC units and mold from none of the bathrooms having exhaust fans. Most of us have had leaking ceilings for months and nobody cares. They keep telling us they will fix things and then never do, or fix things in a shoddy way where the issue reappears quickly. The management is truly atrocious and they do not care if the living environment is unsafe for residents. They do not know how to do their jobs properly, or simply don't care to. In an effort to make things right, they told all of us we would be getting rent credits that they NEVER issued. Seriously, the units here may look good but DO NOT LIVE HERE. The only thing the building owners and management care about is making money. They want people to have a bad experience living here so they will move out quickly and management will be able to raise the rents again. Mark my words you will see a major lawsuit against these people for the insane negligence they have exhibited at this property.
Advice to owner:
Fire Livingston Management and find new people to maintain your building. They are putting these residents in unsafe, unlawful, and unfair situations. These residents are not making unreasonable requests asking for their ceilings to stop leaking, for mold to be properly addressed, for the amenities we all pay for to be safe and properly maintained. Do better,

great location, wildly expensive apartment with many building flaws

really quiet street & fantastic location
Cons:
Perpetual leak in our ceiling due to a bathroom above our unit led to a mold infestation (true mushrooms grew out of the ceiling) and even then we could not get the building to come and repair. We had to threaten to report them several times before mold inspectors came and determined the area to be toxic. 4 months later, leak came back.

pretty nice but some issues

love the location. so quiet. my guests mentioned how much quieter it is than where I used to live in williamsburg. i love the inside. exposed brick in my apartment is gorgeous. very large counter space in kitchen for cooking. nice new stainless steel appliances. nothing fancy, but nothing to complain about. shower and bathroom are big. haven't had any major problems with neighbors. very close to subway, and it runs express, so it's veryyyy easy for me to get anywhere, esp. to work. amazing natural light in apartment with big windows. not too many stairs, so walkup is manageable. pest control comes ones a month, sweeping stairs once a week, which is a luxury compared to zero stairwell cleaning of past residences. first management company was semi responsive. love the no gas oven in apartment (gas ovens emit dangerous fumes). central a/c is ok. amazing neighborhood... like actually the best. feels safe, way more POC than elsewhere, walkable groceries, lovely brownstone. walk to to subway is like 7 mins... double than my previous, but that walking experience was so not pleasant that this one feels half the time. I'm a woman and have come back home extremely late and have never felt that unsafe (obv can be some stragglers but nothing has happened to me). lovely balcony that is huge! overlooks lovely green spaces

entire management company/landlord went backrupt and had changeover halfway through stay. this new one... suss af. Tri Hill Management. I'm nervous... they have not responded to my maintenance rquest yet. TBD if it is ignored indefinitely... it's been weeks. central a/c def a little janky/unclean looking. the floors are thin AFFF and a neighbor complained to me a few times. you can literally hear every footstep... apts not well sound-insulated so it's very noisy whenever someone enters and leaves the building. i have to wear earplugs. my dryer stopped working a year ago and the maintenance guy took a look and made it work but then it broke again and I asked for another look but no one has come. wood floors impossible to clean. expensive.... studio is expensive and prob will have to move.. rip

Good location but not worth the price or headache.
Cons:
We had mice, bedbugs, and roaches and they kept coming back no matter what we did. The trash outside would just pile up and management would do nothing about it. Also had super noisy neighbors that would fight all the time. Could hear their conversations clear as day.

Cons:
Massive cockroach infestation, carpenter ants, and mice. Paper thin walls between apartments so you can hear everything your neighbor is doing or saying. Water will take at least 5 minutes to heat up. Package thieves in the building.

Rents are way too high to justify living with these conditions.

Tear the building down.

An Okay Place in a Terrible Location

I lived here for three years. Never had any pest issues. The finishes are modern. In unit washer/dryer, dishwasher, elevator AND balcony were great to have.
Cons:
The front door is always getting broken into. Security problems!! We're in the hood -- please don't forget that. The elevator always stops and starts. Trash being left outside the building. Someone passed away in the first floor apartment a year ago and there were a sign left on the door saying do not enter. It was very unsettling -- I had to move. The place is in the hood. The HOOD hood. That corner is not cute and not too safe. It's too far from the train station tbh. Walking past that crack headed McDonalds to get to the 2/3 was always horrific. So glad I moved. Management was also trash but the super was helpful. Management never responded. Typical.

Good to Better

Entire building was gut renovated during so all the apartments were updated. Landlord was always quick to respond and take care of repairs. Smaller quiet building and I always felt safe inside.
Cons:
Previous owner skimped on updating the building so there were issues with AC leaking through the ceiling and walls not being insulated well making it hard to keep apartment warm or cold in extreme temps. However, new owner is aware of these things and works diligently to right any wrongs.
Advice to owner:
More of the same for the most part. The building/apartment wasn’t perfect but I don’t think any in the city are.

Nice building with bad management company

Building is decent, NYC skyline views from the rooftop, community garden on the roof, and neighbors are nice.
Cons:
Any in unit issues with appliances and such you'll be waiting weeks to months to get things fixed. Also, 8th rooftop space has seats but 12th floor roof does not so you get nice views but no place to sit.
Advice to owner:
Be more responsive to tenant issues
