Quiet and clean

Nice Doorman, laundry in the building, clean building

Pros:
Friendly doormen and super. Clean enough! Garbage and packages handled efficiently. Large units. Overall a great value for the price.
Cons:
Roach issues (very infrequent, maybe one per year), low water pressure susceptible to your neighbor's shower schedule, hallways echo when people have visitors. Older, quiet tenants replaced by noisy younger ones.
Advice to owner:
Bring back the weekly mopping (it's stopped since early 2020).

Pros:
Spacious rooms, doorman building (part-time)
Cons:
The property owner did not report a bed bug infestation to the city, so it was not public information for people to view while searching for a new apartment. I only found out about the bed bug disclosure AFTER I paid my good faith deposit. For context: the building had bed bugs in 2 apartments at the start of the COVID-19 pandemic (around March, I think). They insist that the issue was eradicated and that the neighboring apartments were treated as well to prevent a spread. No review on the bed bug registry, so this was a mystery prior to applying.

I cannot rate anything else as I have not moved in yet.
Advice to owner:
Report your bed bug history to the city. It is the law.

Great and Well Managed Midtown East Building

Pros:
Single elevator, clean, responsive management, part time doorman, live-in super, very convenient location. Pricing is fair.
Cons:
Super can be slow for non-emergency issues. Building has an increasingly noticeable roach and water bug problem affecting many units.
Advice to owner:
Create an online maintenance request system to track all the problems and requests to the super. Replace one of the doormen who doesn’t seem to work.
