Rent stabilized but crumbling infrastructure

Pros:
Rent stabilized, great neighbors, amazing neighborhood, nearby subway
Cons:
Not clean, things not fixed properly, everything gets plastered over, have to chase management for repairs. Super is sloppy
Advice to owner:
Pay attention to what’s happening in the building and how the leaks are all being plastered so ceilings fall in. You’re not addressing the issue just plastering decades of leaks weakening the infrastructure . It could be such a nice building.

Great neighborhood, pretty responsive management. Relatively affordable.
Cons:
Area itself can be loud, especially on holidays. Some bug problems in warmer weather. However, there’s a monthly exterminator.

Good for setting NYC expectations as a first Manhattan apartment

Pros:
Nice finishes in the apartment and loved that some of the prewar detail was kept up. Heat worked well. Loved the smell of the fabuloso in the halls at least once a week.
Cons:
Water pressure depending on time of day was terrible or just stopped completely (couldn’t rinse my hair in the shower a few times), I also took several cold showers during the winter, you could just push through the front door sometimes instead of needing the fob, it was loud, we had a few mice in the apartment (at least two),
Advice to owner:
Plug the holes in the apartments better, dishwashers would save you money on the water bill

Pros:
Quiet building, good amount of space, close to subway station and parks
Cons:
The response time to get maintenance requests fulfilled is terrible. It took almost 3 months to get basic things fixed (things that should’ve been fixed before I moved in), some of which were safety issues (ex. Having no smoke detectors).

Pros:
Management is super responsive, and generally very friendly. No bugs in my apartment nor in any of my friends apartments in the same building. My unit was newly renovated, and it was spacious and really well kept. No major issues. Residential neighborhood so pretty quiet at night, and overall not too dangerous. Nearby Yeshiva University and some great Dominican restaurants.
Cons:
Sometimes in the winter the heating goes off, or the water goes cold. Not regularly.
Advice to owner:
Keep doing what you’re doing. Overall, you’re the only truly honest owners I’ve dealt with so far in NYC!
