Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant reviews for buildings managed by Ferdinand Reyes show a mixed management experience. While some residents appreciate responsive staff, effective heating, and good location with friendly doormen, others report severe pest infestations, poor cleanliness, malfunctioning plumbing, and persistent noise problems. Garbage management and water quality are often cited as issues, alongside concerns over maintenance delays and transparency in rent increases. Management's control over building boards can limit tenants’ ability to resolve problems, causing frustration. Prospective renters should expect uneven maintenance standards and occasional communication gaps, suggesting the need for stronger investment in building upkeep and clearer rent policies.

WARNING this place is a total mess! Rats, Mice, Roaches, Dirt, Water Issues and

Pros

Location but you can do better. You deserve a better life.

Cons

Was stuck here for well over two years of hell. From day 1 we had mice. That grew to RATS and roaches. You can hear the rats and mice in the walls. The entire building is a mess! Rarely cleaned. Storage unit is a mess with no security and I its literally a fire trap. NOISE! Every step made in that place can be heard. People above my unit would have VIOLENT sex and we would hear it and feel it. GROSS! Street exhaust nose and vapors would enter the building and be trapped in the open space below and then into your apartment. Elevator was constantly out of service trapping many people in it and forcing elderly people to stay home. WATER in general was so gross. BROWN and BLACK water flowing into your shower/bath. We had to install shower heads with filters and change the filter on a monthly basis. Its REALLY BAD. Don't use the water to drink or cook with. PLUMBING is constantly not working. Leaks, not draining and toilet running for months. Fire Alarms are not tested and not even working. Fire TRAP!!! Management owns a good number of units and controls the condo board. Its just a sad place to try and get anything fixed. The walls of the building are puckering and there is something growing under the wallpaper. I would say its mold but I wasn't going to check.. it could be worse. Something is really wrong.

Advice to the owners

INVEST in this building or sell. Its so sad that you are raising rents and not providing common services.

Hell’s Kitchen with a room mate

Pros

I really like the front door staff. They are very personable and helpful. I also really like the space, for New York, we have a decently sized apartment. The heating works great and the a/c in our bedrooms also works great. My room is quieter than my room mates. Our landlords are very helpful and responsive. The super is also very nice, helpful, and efficient.

Cons

There are cockroaches in the laundry room, but no rats. So choose your evil. The laundry room has been out of commission for almost 2 months. That sucks, but the dryers were free for a little which was a nice compromise.
