Fire, mold, and months of unresponsive management
Pros
Prewar one-bedroom with real charm and a great West Village location. That's about where the good ends.
Cons
Slow, reactive management from day one: mold and mildew in the shower/cabinets/fridge at move-in, a broken entryway light left unfixed for weeks, a loose fire-escape window that took over a month to repair, and a rat/mouse problem in the building hallways. Then on 7/9/24 a fire on an upper floor flooded and damaged my apartment, leaving it uninhabitable. Management (MD Squared Property Group, owner GRL Real Property LLC) gave no concrete guidance on temporary housing for weeks, moved and sealed my belongings without notice after telling me otherwise, and never answered basic questions about repair timelines, storage, or reimbursement. I ultimately had to hire an attorney and terminate lease for breach of the warranty of habitability. Months of being strung along, on top of slow walked repairs.
Advice to the owners
Respond to tenants, especially in an emergency. A fire displacing a resident isn't a maintenance ticket, it needs a same day plan for temporary housing, belongings, and communication, not weeks of silence and a lawyer's letter before you engage.

Cons
Management does not offer timely updates on ongoing construction work, blames tenants for delays in construction when in reality the contractors are incredibly inefficient. Over the last year, my unit has been accessed 4 times for a total of 19 days (more if you consider that they left half done work over the weekend) and they are still not done. The landlord/condo owner (Apt 2F) is verbally abusive, and retaliatory - my lease was revoked 6 months before the renewal because I insisted AC remain in the main living space for the duration of the construction in the summer months. He also blames the recurring roach problem on the tenants when there is a larger issue in the building. I can't speak to the other apartments in the building, but avoid this unit at all costs.
