Had a roach problem when I first moved in, they were very good about getting traps, pest control exterminating, and being responsive and we were able to get rid of the problem quickly!

Old piping makes the water run brown sometimes; the ceilings are not well insulated from noise, so you will hear upstairs tenants if they are heavy walkers,
Advice to owner:
It is time to replace the windows and bathroom fixtures - they are ancient.

Pros:
Amazing location. Central, close to WSP, to the subway, and neighborhood is so beautiful and nice.
Cons:
Can't contact management whatsoever, super is trying to help but himself is not all that responsive. Apartment get VERY hot in the summer. In the winter the pipes outside the building are making awfully loud noises that keep you up.
Advice to owner:
Try to provide a better experience to renters!

Management company makes you jump through hoops to get anything fixed. The walls literally melted in one bedroom and were filled with mold.

6 years and sad to go

Pros:
I have lived here 6 years. Much has changed. Salon Realty took over 4 years or so ago and things improved over the chaos of previous management.

The windows are thin and cold gets in

solid option in UES

Quiet neighborhood, very close to Q train. Food options in the neighborhood a bit mid, but there are some gems like oda house the next block over. decently sized studio, would be unlikely to find a significantly larger studio for this price in UES with no brokers fee.
Cons:
when it started getting cold i wished they turned the heat on maybe a week or 2 earlier. also the shower vents between units are connected, so you can hear your neighbors sometimes. closet is a little small

construction adjacent ruined my apartment - i lost all my natural light. While technically this isn't the building's fault they never responded to my numerous requests for relocation.

they raised the price of laundry from 2.75 to 4 and it costs 8 dollars for a load of laundry.

They keep raising the rent even as I lost my natural light and now have to live with a mesh covering over my only window due to construction.

- multiple sightings of rats inside the building due to improper trash storage
- cockroaches seen throughout the building
- unsafe package drop off area
- mail constantly being left outside of mailboxes
- improper heating in the winter
- various issues with water
- hoarded in the 1st floor that creates an unpleasant smell throughout the building
- multiple notices from the city for violations

Idiotic Super and Bad Management

The building is well placed, Trader Joe’s and Target wasn’t far. Madison Square Park was only a few blocks away. The closet in one bedroom was amazing. For what it was and what we paid during the pandemic it was great.
Cons:
The trash collection was right as you walk into the hallway and often became overfull which made entering and exiting an annoying obstacle course as the super would often disappear without notice and his replacement didn’t do much. At one point our fridge broke and instead of telling the management his solution was “Put your food in a plastic bag and hang it out the window. It’s freezing outside.” … in what world is 50° freezing? The management was slow to act in any situation. After Hurricane Ida my roommate had a leak from his ceiling and subsequently a hole formed. We moved out with said hole intact. The apartment was a converted one bedroom and as such there are no windows in the living room and no closet in one bedroom. There were also no ceiling lights in the bedrooms. It needed renovating. The neighbors were loud, stamped upstairs constantly and screamed on their terrace or threw their trash onto another terrace which caused a lot of disagreement. They changed the ringer system while I was there and only put down one roommate not the both of us which was weird. The management had one portal each for each person on the lease to pay their portion of the rent but never informed or warned me that my roommate was not paying the rent.
Advice to owner:
Get off your backsides and respond to tenants asking you for assistance
