Good Building, Bad Neighbors
Former Tenant
Pros:
Excellent management team and building personnel. Highly responsive. The super is about 147 years old, but is super sharp and he gets the job done, along with his fantastic team. Great maintenance, garbage and recycling areas. Good laundry facility in basement. Small secure package room to prevent theft. Elevators reliable, if a little slow at peak times. Good COVID-19 policies, although not all tenants follow the rules.
Cons:
They’re renting now to a lot of younger first time renters who apparently don’t know how to behave in a rental property: raucous parties 2 or 3 times a week and a lot of noise. Lots of yappy dogs in this building that you can hear in your apartment. No posted or established smoking policy, as required by law. You can often smell cigarette smoke in the lobby and basement. Pot smoke on most floors, which seeps into others’ apartments. Neighborhood has changed due to the pandemic... homeless shelter now located next door in hotel. Many no longer feel safe walking home at night; lots of drug addicts and pan handlers.
Advice to owner:
Need stricter rules about noise and parties. In fact, you should probably have “House Rules” posted that all need to follow. Post a smoking policy and get building staff to adhere to it.
