The location is convenient - walking distance to Forest Hills and Austin Street. Zoned schools are above average. Neighbors who have been here 10+ years are friendly.

Cons

The building has one super who is unable to sufficiently address all apartment concerns in a timely manner. He does what he can but a property this large needs more than one super. Maintenance requests take 30-60+ days to be addressed or resolved, it’s ridiculous. You can’t get in contact with management - their communication is HORRIBLE and nonexistent. There’s lead in the doors/property - management is extremely cheap and won’t fix HPD violations. Inconsiderate neighbors allowing their children to make noise after 11:00pm, tenants smoking in the hallways. Neighbors throwing garbage outside of trash room and leaving open bags of trash on steps. The property has changed/declined within the past 18 months due to new tenants.

Advice to the owners

Perkins can’t maintain all apartments alone he needs help. Address residents concerns and maintenance requests shouldn’t take over a week to address/fix. Vet tenants better as they’re making living miserable for others. Lastly, there needs to be better communication with management and tenants.
