Well maintained old building with excellent management

Pros:
Great appliances and well-functioning kitchen setup Huge windows that bring in tons of natural light Good water pressure and reliable plumbing Well-maintained prewar charm with clean common areas Quiet block close to Central Park Never had anything stolen from the lobby
Cons:
- The staircase/common stairwell hasn’t been updated in a long time, but it’s honestly fine since most of the building upgrades seem focused on the apartments - The heat can get very strong on the upper floors, and we’ve had to turn off some radiators - The buzzer/intercom system is extremely old and hard to hear - it mostly sounds like static

Beautiful area but evil landlord

The area is beautiful and the building is as well. They just haven’t taken care of it in many years and it seems to be crumbling apart
Cons:
Nearly everything - filthy hallways, cockroaches, bed bugs, rude management, building is falling apart
Advice to owner:
Stop taking advantage and being a slum lord

Dishonest swindler hiding in nice neighborhood

The neighborhood and the apartment were both very nice. Apt was newly renovated (more on that later).
Cons:
Hearing rats through the wall in the trash area. Just a general prevalence of rats outside. Owner reported costs of 7 different units' improvements listed on building permit as being costs for just a single unit to DHCR to raise rent from $400 to $4000 and invented a tenant to explain why I was not afforded the legally required disclosure with my lease (the tenant who 'received' this disclosure was a personal friend of the owner, uncontactable, never moved in and had a lease that overlapped mine almost entirely.
Advice to owner:
Don't kick tenants out for filing rent overcharge claims....that's illegal, even if you're friends with the DHCR.

I could live here for years.

I've been a long-term tenant in this building. There are no complaints. The landlord is organized. The live-in super is responsive. The building is regularly cleaned. The apartments are priced well and subway is less than a 2 minute walk away. whenever I have friends visit they are in love with the charm of my apartment
Cons:
This is a pre-war building, so no air conditioning and elevator.

Location is great.
Cons:
Landlord is trash. If you're rent stabilized, you might as well be dead. She could not care less about us!
Advice to owner:
Stop being slimy. Respond to requests for service. Oh, and are you in Spectrum's back pocket? Why else would you not allow alternatives in the building? Clearly getting kickbacks!

- It’s gorgeous with pre-war charm and unique features (I.e. original shutters) - The building is extremely clean; the stairs and hallways are vacuumed twice a month - The landlord is responsive, and the super is very kind

- Compared to similar listings, this building can be more expensive to live in

Lived here for a while. Owner super responsive. Building clean. Reasonable about raising rent. Excellent building.
Cons:
Like a lot of brownstones the floors are thin. You can hear your neighbors walking upstairs.

Owner is great.
