Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant reviews of Stuart Berger's buildings reveal a mixed management experience. Properties are often praised for spacious apartments, convenient locations, and friendly supers. However, persistent issues include poor pest control, rodents, and inconsistent heat, often requiring residents' intervention. Management responsiveness is frequently criticized as slow, unhelpful, or dismissive, with some tenants reporting rude interactions and ignored noise or maintenance complaints. Buildings tend to be older with thin walls, leading to noise concerns and occasional infrastructure problems. While some residents appreciate the community feel and upkeep by onsite staff, overall management is viewed as needing significant improvement, especially in communication, repairs, and pest mitigation.

Decent apartment but old

Pros

Great lighting Great space Nice neighbors Fun neighborhood Super is very friendly

Cons

While I loved my apartment, I couldn’t deal with the bugs. Some apartments have them, some don’t so maybe it’s luck of the draw. There’s an exterminator that comes in which is great but unfortunately couldn’t resolve my specific unit. It’s an older building so that’s just how it goes sometimes. Great building otherwise.

Building needs major improvements

Pros

Units are pretty spacious and have lots of closet space. Building offers 3 and 6 month lease extensions once it’s time to renew. The building’s super really does try his best but he’s only one man.

Cons

Construction of building is very poor. Building was built in 1961 so the walls are very thin. I mean so thin you can hear your neighbor flush their toilet. Neighbors are constantly fighting and building management does nothing even when residents are in clear violation of the lease. As long as they are paying their rent they do not address issues. Pests are a HUGE issue in the building. Some apartments have it worse than others but that means that you will eventually experience roaches. Even if you are diligent about being clean and treating your apartment with insecticides. It’s truly an issue with the building. Heat is inconsistent and water is brown and rust colored at times. The elevator is constantly getting stuck and hasn’t been inspected in a year. Three washing machines are currently broken and they break down constantly. Residents are not allowed to use working machines in neighboring buildings owned by same management. There is also an issue with residents removing items from washers and dryers. Package theft has been an issue in the building as well. Sensitive documents have been stolen, electronics, packages opened and rifled through. Building seems to be prone to mold, leaks, and excess moisture in bathroom. Building manager avoids residents, rarely answers emails, and regularly loses documents and lease renewals.

Advice to the owners

Stop taking advantage of your residents, address the issues in the building, stop making false promises and give people what they’re paying $2000+ for.
