Perfectly fine place if you are looking for affordable

Pros

Centrally located. Next to 6 subway lines. Trader Joe’s, Whole Foods, Marshall’s, CVS, plus a ton more nearby.

Cons

Management is not super responsive when it comes to repairing stuff. Had lot of issues with the windows during the winter because they would let cold in. Management did finally replace one window, so I was super appreciative.

Avoid at all costs

Pros

The building was decent when it first opened. Nice, quiet and clean.

Cons

- floors and walls are like paper. No privacy and you will hear everything. Neighbors are the worst - inconsiderate with no home training. - management is discriminatory and a waste of time. Good luck getting responses. - heat is not automatically on when it’s cold outside, the super/Mgmt turns the heat off when they deem it “warm” outside. - hot water was out for months. HPD does visits almost daily. - laundry room is never cleaned or sanitized. - the floors are cleaned once a week with dirty water, the elevator is always disgusting with spills, spit, dirt on door. - the garbage collection in the cellar often makes the first floor lobby smell like garbage. - the super is lazy and dismissive. - the block is loud, noisy and drug deals happen often in front of the building as well as addicts constantly yelling in front of the building, and sitting in front shooting dope. - there are lots of kids in the building - seemingly more than adults. - Management has other buildings in Manhattan that are maintained like luxury buildings - including signage at the mailboxes instructing deliveries to be taken to apartment doors. There is no signage here at the boxes and packages are left in the lobby and stolen daily. Mgmt says "fill out a police report" - drug addicts come into the building and sleep in the staircases due to the front doors always being broken. - pets were not allowed in the beginning, now there are birds, cats, dogs, and whatever else under the guise of "support animals." It's a zoo. - all the good maintenance guys have left, and the one they utilize now has no idea what he's doing and makes the issues worse than they were before he attempted to fix them. We won't allow him to do any more work in the unit.

Advice to the owners

Get a new management team that knows what they’re doing and care about their jobs. If you DGAF about the people in the buildings and providing basic living necessities, get a new job.
