*COURT UPDATE #2* – Landlord Harassment Case We're headed to trial! Landlord's counsel tried filing a gag order to remove this review. Denied. They also attempted to have this case "dismissed without prejudice." Also denied. The judge isn't buying a single one of their arguments. At this point, it's become more than clear with the judge that Steven Nathan (and Stonehenge) hid behind a nonexistent policy to justify their illegal actions. The judge now wants to hear directly from the client, instead of through their counsel. *COURT UPDATE #1* – Landlord Harassment Case Case is still in progress, but so far, the judge has agreed with our position in this matter. They've affirmed that I'm a legal occupant, and they've established that this "so-called" package policy is not even real. Stonehenge attempted to hide behind a fake policy in order to justify their illegal, retaliatory actions. Wild. Read that again. Additionally, the judge affirmed that my fiancée's actions to call the locksmith and replace the locks were entirely lawful. NYC has very clear laws protecting this right as a tenant. There was absolutely nothing in the lease that prohibited her from taking totally reasonable actions given the apartment had just been broken into. *ORIGINAL REVIEW* Beware of Steven Nathan at 10 Downing Street. He *will* break the law and violate your rights as a tenant. I am a lawful occupant of this building. I have lived here for over five months and completed all required move-in paperwork with management. My name is even on the mailbox, and I've been added to the system. None of that mattered to property manager Steven Nathan who insists I'm somehow not a lawful occupant. What?? After a genuine security incident — our apartment door was found wide open and packages gone — management's response was not to help. Instead, they jumped straight to "CYA" mode and attempted to flip the script by accusing me of stealing my own packages. In retaliation, Steven Nathan imposed an unlawful restriction barring me from receiving packages — a restriction his own building staff (doormen & porters) privately admitted they would never enforce. Steven Nathan even confronted me at my door and told me to leave the building solely because my name is not on the lease, and thus, not an occupant. That is not how the law works. New York law explicitly protects occupants like me. What Steven Nathan did has a name: tenant harassment. When my fiancée exercised her legal right to replace the locks after the break-in, Steven Nathan showed up unannounced, stopped the licensed locksmith mid-installation with a false claim that it violated the lease, and promised to complete the work themselves. They never did. Our apartment was left unsecured all day. Deliberately lying about the contents of the lease to make a point is beyond wrong. We now have an active HP Action in Housing Court. Police reports have been filed, including one for harassment against Steven Nathan personally. If you are considering renting here: watch out. Tenant harassment is a real threat here. If you encounter it, don't be afraid to involve the cops and file an HP Action accordingly.
Advice to the owners
Stop breaking the law and harassing tenants.
Nice quiet place
Pros
Nice building, great staff, garden view. In the heart of West Village but still quiet since it's on a quiet block. I've been quite happy living here and would still be here if they hadn't raised my rent by 25%.
Cons
Even though the surface has been renovated, the guts of the building are still pretty old so weird stuff can happen with the pipes, etc. For example, we have this weird gunk that collects on our water faucets where the water comes out so we have to clean them every month or two. The soundproofing between apartments isn't great and the floors are SUPER squeaky. You'll make a ton of noise even tiptoeing around your apartment with bare feet. Our downstairs neighbors has complained to us many times.
Advice to the owners
Actually upgrade the guts of the building instead just surfaces. Fix the squeaky floors. Don't raise rent by so much
