Great building with large studio apartments

This building has wonderful views from the 46th/47th floor and the rooftop. It's an excellent location as well. The studio unit I stayed in was quite large by NYC standards and I was able to have separation from my bed to my living area.
Cons:
If you are a renter, it may be hard to feel like you "belong" since it's mostly condo owners living there and many for a long time. My unit was sold and I had to move out. Like much of the UES, this building has many children and many older residents. The doormen are friendly. I wish I could have a situation where I was not always walking past them to enter, but that is more a personal preference and this was my first time living in a doorman building. You may hear some noise from 2nd avenue. I always had the fan on for white noise so it never affected me, but I could see it being noticable on lower floors than mine. The "common areas" feel dated but they are soon to be modernized.

Great building and location needs updating and subpar amenities

Pros:
The staff is amazing and friendly.
The location is convenient between the F And the A/C lines.
Groceries are across the street and it’s great for morning runs by the water
Cons:
The roof deck is very uncomfortable.
They have unmovable bulky metal and wood furniture. No where to really enjoy the outside

Very quiet building. Street noise and noise from the school across the street not bad, unless you are a late sleeper. Respectful neighbors, but not much interaction.
Cons:
Wish the courtyard was spiffed up a bit. Really no complaints.
Advice to owner:
Invest in more electrical outlets.

Our roof is the only one that is still tar black

Building seems pretty clean always! Porters are hard workers!
Cons:
Noise from just a normal voice or an Alexa up or down proves there are no carpets and no consideration! Who checks this?? Also!!!!’ Major major problem…. Ours is the only rooftop that is still non-reflective tar Black! Reflective silver should be a health law!!!!!!

On site super, relatively tidy internally. A few coop- sponsor units rented and everyone is fairly nice!
Cons:
It’s a pretty loud corner and the windows aren’t sound proof.

Excellent resident manager. Excellent doormen and concierges. Wonderful, low-key pool. Window-cleaning offered.

White noise from the traffic on the FDR
