Review summary

Summarized from anonymous rental reviews on Openigloo.

Reviews for buildings managed by David Herman reveal a mix of positive and challenging experiences. Tenants praise the excellent locations and charming prewar architectural features, with many valuing spacious units and a generally quiet atmosphere. While doormen and maintenance staff sometimes receive compliments, management responsiveness is frequently criticized as slow or antagonistic. Recurring issues include pest control concerns, outdated elevators, restricted amenities such as closed roofs and laundry rooms, and inconsistent communication about building developments and construction. Many recommend improvements in staff attitude, facility upkeep, and tenant communication to enhance resident satisfaction despite the competitive neighborhood setting.

Time to Raise The Game

Pros

Doorman building Furnished lobby Large closets Art Deco design details Recently updated interior decor in hallways Great location near Washington Square Park Desirable neighborhood

Cons

Some services eliminated in the past 10 years. Doorman rarely uses intercom to check visitors. Deliveries from local eateries limited to lobby. Rare use of service entrance, 1 service elevator. Erratic elevator service (long waits, floor skipping.) Package room eliminated, packages parked in lobby.

Advice to the owners

Hold doorman accountable for important gate keeping.via intercom. Restore local food deliveries to our apartment doors. Comply with NYS law to consistently make due repairs/replacements and paint jobs. Manage communication professionally. There is little info about building-wide developments.

Amazing doorman and super. Building has many issues for price.

Pros

Doormen are fantastic and super helpful. So is the super.

Cons

Cockroach issues in laundry room and also in some apartments. They offer exterminator once a month but that isn’t a great sign. Ongoing issue with radiator system where it is incredibly noisy in certain apartments. Avoid apartments on H line! Also no sunlight at all even during day in H line apartments. Very slow elevators.

Advice to the owners

Fix the radiator noise issues!! Try to solve pest issues. Stop closing laundry room for holidays !
