Pros:
Generally well maintained, neat and clean. Neighbors are polite and pretty quiet. Not a huge party building. Common backyard area can be really refreshing. Apartment itself is OK but its an older building, so kind of a lipstick on a pig renovation. Kitchen appliances are nice and work well, though we need a new dishwasher. And the front room is the only one that gets good light and natural airflow. They've made improvements the past year or two - new maintenance company is great (love David!), they repaired interior front door lock and installed a non-see-through shield on the front entrance to deter package pirates from targeting the building. They also cleaned out old tenant garbage in the basement (health hazard) and replaced the old leaky garbage cans. Very happy with new maintenance crew!
Cons:
Management is very hands-off which can be great but small issues start to pile up. Such as - Weed, yes, it's Brooklyn, but one of the apartments on the 2nd floor is crazy, it's constant and pretty disgusting. The building needs a clearly posted smoking policy. Tenants have a tendency to abuse the storage in the basement leaving large piles of old crap (outside of designated storage areas) which become other tenants' problems. Likewise, old tenants left an old grill and some sort of crazy composting set-up in the backyard - which affects other's enjoyment of a common area. Some sort of reminders about common courtesy might help.
Advice to owner:
New laundry machines appreciated. But pay attention to the small stuff, maybe visit more often and think about what you would improve if you lived here.

I honestly like that the neighbor in the building were all friendly and respectful.
Cons:
The building is always dirty. The backyard -OH MY GOD. It looks crazy and it has a bunch garbage that’s been sitting there for yeaaars. And the nerve of the management to raise every apartments rent by $700. This is why everyone has and is moving out. The audacity. There is roaches and mice everywhere. The water is always being cut off for no reason. The central AC/heat will drain your pockets. There is always leakages into the apartment. The rooms are poorly insulated… during the summer the rooms get super hot and during the winter they get super cold and you end up using the heat or AC and that will hike up your bill

floods everytime it rains like its Hurricane Katrina. washing machine often out of order.

The neighbors are wonderful, very helpful, very cordial, and if they're ever being too loud and you ask them to keep the noise down, they do so immediately without question. The location is unbeatable, and the space is massive (except for one of the bedrooms which is really more of an office).
Cons:
The management is the absolute worst. They used to send an exterminator on the first Saturday of every month, but they stopped doing that this year, and lo and behold now we're overrun with water bugs, ants, and house centipedes. My apartment floods and my property gets water damaged every time it heavily rains, and they have not fixed the issue in the years I've lived here. They take forever to respond to maintenance requests unless you directly contact the super. One of our bedrooms is extremely drafty so in the winter it's practically unlivable and we have to keep the door to that room closed and with a towel on the bottom of the door so that the cold doesn't seep into the rest of the apartment. The laundry machines break every other month. And worst of all, the management will swear up and down that they care about resolving the issues that we bring to them, but never actually do so if it would cost too much.
Advice to owner:
If you do more to take care of your properties and of your tenants, you'll have better retention! I only know of one person who's been in this building longer than me, which is ridiculous and wouldn't be happening if you actually did your job as a property owner.

Lots of space, but some structural issues

Pros:
It was spacious. The neighbors were kind. The outdoor space and roof are great amenities. It's in a good location.
Cons:
When I moved in there was a leak in the ceiling. Water would enter the basement level every time it rained. After a harsh rain there was neglected water damage in one of the bedrooms. Owners were slow in response to this. There is very little sunlight on the first floor.
Advice to owner:
Fix structural issues before tenants move in. Do not wait until legal action is threatened.
