Rent Stabilized Is Main/Only Benefit
Pros
The location is the most advantageous part of this apartment. The area is extremely safe and the community is active and engaging. It is close to almost everything you need day to day and just a couple blocks from subway and bus if you need to go further away. The neighbors in building and surrounding buildings are nice and mainly keep to themselves.
Cons
Maintanance is non-existent and the handling of no gas and heat for 5 months was abyssmal. The virtual doorman entry is broken almost every other week and the trash in rear of the building is infested with rats when it is not maintained. Aparments are at varying levels of cleanliness so roaches are an ongoing issue. The landlord appears more concerned with the maintenance of the basement level space - it was completely remodeled- rather than the state of the building apartments.
