So many cockroaches
Former Tenant
Pros:
- affordable rent - good sized apartments - generally many kind, friendly, and respectful neighbors - friendly maintenance staff - great neighborhood - water pressure is surprisingly strong
Cons:
- the building's cockroach infestation is out of control. I have seen cockroaches almost daily despite best efforts to clean and regularly lay down poisons and traps in my apartment. Management offers monthly exterminations to units who volunteer unit access, but it clearly is not effective whatsoever. - water temperature fluctuates greatly - lack of sound insulation from traffic on Queens Blvd and 46th street

Cheap but you get what you pay for
Former Tenant
Pros:
Affordable rent, nice neighbors except for the random oddballs, super and staff are really sweet
Cons:
Pests (roaches and mice), old building where things break often, water is strange colors sometimes, not all windows lock, leaky faucets, water doesn’t get hot sometimes, impossible to get a hold of the landlord

Horrible mgnt - Ari specifically. BE AWARE
Former Tenant
Pros:
Common areas kept some what clean on the weekdays
Cons:
-old building = cockroaches -super could be a bit lazy -mgnt is horrible, unresponsive, threatens you all the time, specifically Ari
Advice to owner:
Get off your high pedestal and stop treating you tenants like dirt. Be more accountable and stop threatening tenant by telling them your keeping the security deposit. You need help, you’re a horrible person to deal with inside and out.

JBL Assoc/ Diamond management
Former Tenant
Pros:
No pro, nothing good to say
Cons:
Impossible to get in touch with them, contact is a PO Box (where rent is paid) and a phone number where nobody ever answered Every time (every year) lease contract is renewed I never receive my copy of the contract. Old kitchen and deplorable bathroom, 30yo ....total refuse to improve
