Review Summary for Ponte Equities Inc
Summarized from anonymous rental reviews on openigloo.
Recent tenant feedback for buildings managed by PONTE EQUITIES INC reveals generally clean and well-maintained properties with strong garbage management and good amenities, especially at 440 Washington Street. Management and live-in super responsiveness vary by location; some tenants praise timely and helpful service, while others report slow or poor communication, particularly regarding maintenance and air quality issues. Pest control is mostly effective but occasional issues persist. Noise levels are typically low, and neighbors are found to be friendly. Rent prices are fair in some buildings but considered high relative to space in others. Overall, expect a mix of attentive management alongside areas needing improvement.

Good Apartment - Avoid Unit #27
Former Tenant
Pros:
Responsive super, good area, near transit
Cons:
Unit #27 experienced extreme smoke damage due to a fire in the neighboring building. This smoke damage (very poor air quality) has yet to be resolved
Advice to owner:
Please rectify air quality issues

Best apartment ever!
Former Tenant
Pros:
440 Washington has been a pleasant, luxurious apartment building on a cobblestone street in TriBeCa. It’s got every amenity you can possibly imagine, a full service gym designed by DOGPOUND, a 24 hour doorman, parking, a lounge on the 2nd floor to work from home or meet other residents, bike room, laundry room, an amazing roof deck, and YES pets are allowed. Our unit was on the 8th floor with one of the curved windows and the unit has tons of natural light, in unit washer dryer (which every apartment has), central air and live in supers. The doormen are really nice and professional, and my roommate and I loved living here. Lots of great restaurants in the area and one of the quietest, safest places in town.
Cons:
With that being said there are a couple downsides to the apartment. Bc you’re all the way west towards the highway it could be very inconvenient to get to public transportation. Parking is almost impossible on the weekdays and you will always get a ticket if you park outside our building. Maintenance can often be a timely process. We had our dryer broke and they didn’t fix it for months!!
Advice to owner:
While the amenities are great, I wish that maintenance requests would be acknowledged and finished more quickly. The laundry machine is also broken often in the basement and I wish they added more laundry units to that.

Good price, nothing special
Former Tenant
Pros:
Exposed brick, nice fire escape, low noise,
laundry in basement, good location, good price and minimal rent increases
Cons:
Bit buggy, no elevator, outdated kitchen appliances, under-renovated in general.

Clean, management is very responsive and helpful, doormen are the best
Cons:
Rarely any apartments available if you want to move within building
Advice to owner:

Kind of a Ripoff
Former Tenant
Pros:
Clean comfortable lobby, umbrellas avail when raining
Cons:
Apartments are small, few closets are tiny. Roof deck furniture not comfortable. Building management is POORLY RESPONSIVE, Rachel Elkin in particular.
Advice to owner:
Get competent staff. More reasonable rent for the small space.
