Management is absolute scum and currently Basilio Garay, Daniela Moran and Kristie Braun are all under investigation for fraud by the Manhattan District Attorney's Office, the New York State Attorney General and the HCR.
Be prepared to be handed shady fraudulent leases last-minute with lots of pressure to sign quickly and terms switched moments before you do.
If you are a rent-stabilized tenant, Basilio Garay and Daniela Moran will repeatedly pressure you into signing a de-stabilized lease, switching it out last minute hoping you aren’t paying attention. The terms of your lease that you have already filled out and approved will be switched entirely in a Docusign form in an attempt to trick you into signing it last-minute without checking.
If you attempt to get in touch with management regarding your lease, your emails will be ignored for months, until after it has expired, in violation of New York law. If you finally resort to going down to the basement to speak to the “manager” Basilio Garay directly, he will quite literally hide in the bathroom for the duration of an entire shift to avoid doing any work.
For four years, there was a drug den on one of the floors and management would just let them and their 20 visitors roam the building half-naked, drunk, fighting each other, terrorizing tenants, breaking into units, stealing property, damaging doors and walls and leaving garbage, cans, bottles, needles, urine and feces everywhere. Management disregarded all the tenants’ repeated complaints and didn’t even begin legal action until 2.5 years into that horror show, while lying to all the tenants that “legal action is being taken and it’s just going slow.”
It is unbelievable what these people think they can get away with. Lawyer up if you are considering this building.

A gem in the East Village

- incredible staff, everyone is so friendly and helpful - the finishings of the units are high quality - the amenities are well maintained and clean, the rooftop with bbqs is beautifully landscaped and a great place to hang out - there's a dog run! - you can't live closer to a Target and Trader Joe's
Cons:
- the AC unit is extremely loud, TV volume needs to be increased whenever the unit kicks on - the building next door has had a scaffolding up for the entire 3 years we've lived here, there are frequent encampments under it, not Eve East Village's fault, but something to watch out for
Advice to owner:
Replace AC units with quieter, more efficient units. Pay your building staff more, they deserve it.

Eve: Nice on the surface, but has some major quality issues

The atmosphere is great. Everyone that works in the building is extremely nice and the building spaces are excellent. The gym is more than serviceable and the rooftop is just fantastic. Incredible location as well.
Cons:
Everything inside the apartments is very cheap. The cabinets are cheap, microwave, washer and dryer are terrible and the air conditioning unit is probably the worst I’ve ever seen at this price point; I’ve had tons of conversations with other residents about how poor a job it does at cooling the apartments, but especially about how loud it is. Many of us have issues sleeping at night because of them. I’ve been seeing similar buildings within a couple blocks of Eve, and they have central air conditioning and much nicer amenities/appliances.
Advice to owner:
The AC units are enough of an issue that I think they should be replaced. The apartments are priced too similarly to much nicer apartments in the same area.
