Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant feedback on buildings managed by Ronald Swartz paints a mixed picture of management quality. While some buildings feature attentive supers and clean common areas, many reviews express concerns about poor responsiveness, unresolved pest infestations, and negligent maintenance. Complaints highlight persistent rodent and insect problems, frequent heating issues, and neglected communal spaces. Tenants report management's slow or ineffective handling of repair requests and problematic communication, with some citing unprofessional behavior and illegal rent hikes. Although select buildings benefit from rent stabilization and decent locations, overall, renters caution potential tenants to expect inconsistent maintenance and management care, recommending vigilance when considering these properties.

Reviews

Dirty, dangerous, infested, mismanaged, deteriorating, unlawful

Pros

The only pro is that the building is rent regulated and the prices are reasonable.

Cons

Everything. The building superintendant does not give a single care about the property nor does the landlord. Building in total neglect. Anything done here is through cash bribes including having a repair to your apartment even if using your own repair contractors must bribe the super same goes for a parking space, superintendant asked me for $3000 bribe to make a parking "available". There are roaches and mice and rats running throughout the building and around it. elevators dont work half the time, the lobby door is broken and open about 300 dys out of a year. very dirty and filthy, most residents are non english speaking immigrants so they are afraid of complaining for the fear of being evicted.

Advice to the owners

Be. human being and put some care into the property instead of paying fines as tax write offs.

Good Yorkville Building

Pros

Good Super, Great Neighborhood, charming block and good layouts.

Cons

Noise between walls and from upstairs neighbors. Floors and walls are pre-ware standard so noise travels!

Advice to the owners
