Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant feedback for buildings managed by Jose Rodriguez, particularly at 695 St Nicholas Avenue, indicates serious management deficiencies. Tenants report chronic issues with pest infestations, poor garbage management, unreliable heating, and frequent maintenance delays, including elevator breakdowns. Owners are often unresponsive, and communication tends to be inadequate, with tenants experiencing harassment and intimidation when raising concerns. Safety and living conditions are compromised, with unresolved fire hazards and decaying infrastructure cited. While the location near subway access is a frequently noted advantage, tenants overwhelmingly advise against living in these buildings unless significant improvements are made in maintenance responsiveness, pest control, and tenant relations.

AVOID AT ALL COSTS

Pros

At least it’s by the subway

Cons

The landlord never responds, you gotta contact management and they send him over but he half asses the job and leaves a mess behind. Neighbors have their dogs running around off leash and they bark at and bite everyone. There's cats in the hallways by the staircases - no clue who they belong to, there's mice, there's roaches, and recently bedbugs. Trust me when I say RUN FAR AWAY!!!!

Advice to the owners

Do better.

Don’t live here

Pros

I mean it’s right by the ACBD station.

Cons

Management is horrible, the landlord never responds EVER lol you always have to go over his head to the property manager to get stuff done and even then, the landlord never comes when he says he will. Huge pest issue that’s overlooked. They repaint the walls before they even address any real issues, and even that is done wrong. Elevator is constantly down. Need repairs in your apartment? Forget it, maybe it’ll get done in a year. Please live somewhere else.
