Studio above daycare next to F/G

Pros

This is a GREAT neighborhood.

Cons

-The landlord raises the rent every year; -Cockroaches are in the building, and the landlord only treats if you call and complain (vs. treating preventatively); -The building is LOUD - even by NYC standards. It houses a daycare, is *directly* next to the F/G trains as they come above ground, and there is an an ongoing construction site across the street; -The daycare dominates the trash/recycling, e.g. with lots of Amazon deliveries and diapers. Anytime they host an event, the trash is overflowing. And, even though the city says there should be composting, there's no composting container; -The landlord is responsive, usually within 24 hours. However, that doesn't mean that issues are immediately addressed. E.g. it can take up to 24 hours for building walkway/sidewalk to be shoveled; the landlord has a tendency to explain WHY the problem exists, rather than addressing it -The apartment is advertised as having laundry in the building, but this laundry is only available to the daycare; - The building is pet-friendly on a case-by-case basis, apt. 2F has a rider in the lease not allowing pets; - The building has exposed brick walls, and because of the vibrations from the subway, the bricks give off dust, which can be a health hazard. The landlord has promised to seal the brick exposures, but never done this.
