Good Walls, Bad Floors, Worse Management

Cons

The super is non-existent. Not even sure if there is one tbh. Rent was raised 6.7% after one year, after promising when I signed lease they would not jack the rent. After I expressed displeasure with the increase, they just stopped responding to emails at all. Don't believe a word they say, and if you plan on being here longer than a year, look elsewhere

Advice to the owners

Keep your word. Answer your emails. Treat tenants with respect and not as cash pumps. Get a super that functions as one.

The best management company!

Pros

The best management company - I rented from them for a total of 9 years between two properties. I've only had one nightmare neighbor in my 15 years in New York, and it was at 35 Carmine St. He would blare techno at all hours of the day and in a pre-war building that's just literally impossible. It would shake my entire apartment with the sound coming up directly from the floors. (The walls were plaster.) It was pretty obvious there was something "off" there, but needless to say I tried to handle it myself for the longest time, until the occurrences became more common, so I finally went to management. Not only was Caroline upset that I didn't come to them directly, right away, and instead tried to handle it myself, she was immediately responsive. He ended up losing his lease which was extremely fair and a massive relief. He caused me tremendous stress and as a result and health problems. I learned a really good lesson that good landlords will always want to help. And she and her team are amazing landlords.

Cons

Not really any! They have pre-war buildings so you know what you're signing up for. But the rent is always fair and they value good tenants and are incredibly responsive. I always recommend people call them b/c I had such an amazing experience renting from them. Their buildings are well maintained.

Advice to the owners

No advice! You guys are the best.
