Quiet Building, mice, constant construction

Pros

The majority of the neighbors are kind, the building is on the quiet side, I like that you can pay for the laundry machines via an app or fob, nice sized rooms, management responds to emails quickly, proximity to the A/C/1 & many bus lines. Great elevator.

Cons

The Super doesn’t follow through on work when he says he will - always needs to be reminded even when an appointment is made. Mice in many apartments. Water bugs in the basement. Constant construction due to a fire in Nov 2025 (writing this May 2026). Windows aren’t good which makes the apartments very cold in the winter & the radiators don’t fully warm the units - multiple windows of mine had to be sealed with plastic wrap (side note, the fire was started by a space heater). Floors are very creaky. No porter & the Super has his hands full with tasks, so the building is filthy.

Advice to the owners

Hire an assistant for the Super so the building can be maintained. It used to be beautiful, now it’s disgusting. Windows need to be replaced or in the meantime, radiators need to be bigger.

Avoid this place at all costs

Pros

Great location - close to the train, boutique shopping, and amazing restaurants Rent stabilized units - although we felt like the price was a bit steep for what it was No natural light in back facing units - except for 1 hour in the afternoon

Cons

Like others have said, there is a terrible pest issue. Mice and roaches GALORE in the D building despite signing up for the monthly extermination services. I understand that roaches are a part of NYC living, but this place is infested. I’m constantly seeing baby/small roaches throughout the kitchen, bathroom, and living room. When I reported the mouse issue, their solution was to shove steel wool in between our radiator cover. We’ve also had a horrible time with stolen packages and 0 help from management. Not to mention broken appliances and unstable heat. For maintenance requests, despite using the app they provide, I would have to follow up manually almost every single time via email or nothing would get done. (Also – not technically a fault of the building management, but our upstairs neighbors are insanely loud from midnight to 4 AM every night and noise has been a huge issue.)

Advice to the owners

Fix the root of your pest issue, improve communication between maintenance and the super, implement cameras INSIDE the building – you have a persistent package theft issue
