Gentrification in a not gentrified low income area

Pros:
Space and my apt was refurbished COSMETICALLY*

Love the windows
Cons:
Was promised duplex - moved in with a trashed apt under construction. Landlords are Jewish so were not avail during my move. Had unpermitted construction going on in my apt first month of living there. Paint issues, no stove for the first 4 months living there. Heating issues and leaks in my office. Loud loud loud noisy neighbor. Rent was raised over $700 from last tenant 2 years ago. Whole building is low income/RC. Neighbors above us have 8-10 ppl in their apt and are VERY LOUD
Advice to owner:
Lower rent. This neighborhood is not a near 3k rent neighborhood. Hire professionals dedicated in their special professions fix things (floors, heating etc) the super isn’t skilled in every single repair
