I lived in the bottom unit at the back of the building and it’s removal from the street makes it nice and quiet most days. Nice open common space and new bathroom.
Weirdly shaped bedrooms, noisy upstairs neighbors. Neighborhood has a rat problem. Rent is a little high.
Do not raise rent; a decrease would be appropriate for these times.
