Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenants of buildings managed by Michael Aryeh report a mix of experiences. Several praise the attentive live-in supers and appreciate amenities like in-unit laundry, solid locations, and spacious apartments. However, a significant number express frustration with unresponsive and slow management, chronic pest infestations, inconsistent heat and water services, and poor cleanliness in common areas. Many highlight issues with maintenance delays and inadequate building upkeep, sometimes requiring tenant persistence to get fixes. Noise from neighbors and external sources is occasionally problematic. Overall, renters should expect decent building structure and good supers but prepare for management that may be unorganized, unresponsive, and slow to address serious tenant concerns.

Decent Building in West Harlem

Pros

The building itself is a solid pre-war construction, newly refurbished appliances all work well and the steam heat is excellent during the winter. Some noise issues from the nearby police station and hospital but neighbor sound is rare. Relatively pest-free and the hallways are cleaned on a semi-regular basis.

Cons

Corporate management is nearly impossible to get a hold of and the maintenance team is overworked and underpaid, leading to a host of issues going unaddressed. Water pressure and temperature will cut out at random times with no clear resolution, and the same goes for heat. Messes, smells, and biohazards in the halls are common and infrequently addressed by the building team outside of monthly mopping.

Advice to the owners

Be more attentive to tenants and the maintenance team please.
