Washer dryer and location are big perks
Cons:
Apartment wasn’t cleaned, painted or repaired prior to move in. Any complaints made to the landlord were handled with quick patch jobs but the apartment had some fundamental issues.
Advice to owner:
Invest in the proper cleaning and repair of your apartments

Location is the only good thing
Cons:
He owns over 20 buildings. Hides them under different names. Look him up on whoownswhat.justfix.org by address or name Bill Lika or Will Lika. Major heat outages during cold months, unregistered boiler, unsafe boiler room, no cleaning or maintenance for the building. If you need something fixed, it either doesn't get done or gets done half way. Doesn't make any expensive repairs. Abusive to women. If you insist on repairs, he will threaten to evict (illegal btw). His rental broker does not disclose any issues before renting you a lemon. Stay away at all costs!

Grow a conscience.

Cons:
Almost everything that could have issues had issues.
- Leaks
- Plumbing (no full on breakages, but shower head, kitchen sink, etc. all leaked or had issues)
- Mice seen in building
- Brick walls look cool, but are in terrible shape (dusty, crumbling pieces)
- Appliances old, cheap, don't work well (oven / stove don't get hot)
- Mold concerns
- Incredibly loud radiators
Advice to owner:
Gut renovate - people will always cycle in and out until the root issues are solved.

Landlord is a snake
Building is not maintained in the slightest
Lopsided stairs
Black mold all over that the super painted over
Heat doesn’t work properly
Illegal windowless rooms in all units
Illegal basement unit
Doors don’t lock properly
Kitchen ceiling fell in due to water damage and instead of fixing it, he lowered the ceiling 2 feet and just covered it up that way
Mouse problem
Kitchen hasn’t been updated in years and nothing works
Smoke alarms never replaced
No carbon monoxide alarm
Advice to owner:
Fix all of the above and stop charging so much for these terrible places! You literally have articles about how you’re a slum lord, come on dude.

The location. That’s it.
Cons:
I had a huge problem with mice. Bill was unresponsive, and only did something after I threatened to file an official complaint. Water pressure and overall plumbing is really, really bad (low water pressure, temperature in the shower oscillates a lot, and leaks in the ceiling.)
Advice to owner:
Don’t be dismissive of your tenants and listen to your contractors too. Also, if you actually fix the problems the first time you come, we won’t bug you anymore... On top of that, we didn’t have a lock in the front door for a week.
