Disgusting and Poor Management

Pros:
Apartment is very large and has good storage
Cons:
There is basically no building management. The landlord doesn’t respond despite numerous emails and phone calls. Same with super - if you have an issue to fix super will not come on day they say, having you sit home all day only to push it out (takes about two weeks for an issue to be resolved). High rent increases.

Building is basically not managed. The hallways have never been cleaned, pest control is nonexistent with hallway regularly home to roaches. This building is what my friends jokingly call rat headquarters - don’t loiter on the stoop at night as it’s likely rats will run across your feet.

Things in apartment regularly fall apart or don’t work. Ex stove, radiator, no hot water in kitchen, etc and trying to track down super is near impossible.

Package theft in this building is out of control. If you have a package delivered at 4pm and get home at 530 after work don’t count on it being there. Front door locks regularly break making it easy for anyone to enter building. Building tours happen without broker or any supervision, so keypad code is given to everyone and not changed.
Advice to owner:
Be responsible and manage this building

Great space, very poorly managed

Pros:
The space in this apartment is incredible. Having a two floor apartment with a private outdoor deck in New York City is almost unheard of. The upper east side is an amazing neighborhood and this apartment is located in a great spot. The apartment has lots of closet space/storage and high ceilings. They market it as a true 2 bedroom, but really, the second bedroom is more of a “loft” on the second floor without any doors/privacy—we use it as living room. Also, second floor is NOT HEATED!!

The building is old, and a walk up, but they have a worker who takes care of mopping & the trash area very well & keeps it nice and tidy. He’s super nice!
Cons:
If it weren’t for all of the issues, this apartment would have been nearly perfect. However, we have had issues with electrical, gas leaks, water, leaks, ceiling, leaks, non-responsive management, package, theft & extensive maintenance repair repairs.

When we first moved in (WE detected 4 gas leaks our first night in the apartment), management was reasonably responsive, however that only lasted about a month. Then, when we would have issues, there would be no response for days or sometimes even multiple weeks.

We returned from a vacation over the new year to the beginnings of a really bad ceiling leak. We tried to contact management multiple times and did not receive a response. Our ceiling was crumbling & water was slowly leaking in. It wasn’t repaired for 24 days. We did not even receive a response from management until I filed multiple complaints with the city and filed a lawsuit. Only then did our ceiling get fixed by professionals. However, we never did get a visit from the mold inspector I requested…

They market this apartment as having in-unit laundry, however, the in-unit washer dryer combo is utterly worthless. The cycle takes seven hours (not exaggerating), and your clothes will still come out wet. Thankfully, there is an incredible laundromat right downstairs with the most lovely lady who works there. BUT, sending out your laundry/doing it at a laundromat is definitely an extra fee you need to consider, especially when you have to schlep it down 5/6 flights of stairs.

Note that this street has TONS OF RATS (we call it the “rat street”) because of all of the trash bins on the sidewalk. I have never seen any in the building, thank God, but know that they run around A LOT out front & by the trash!

Also, something weird about this building is that the floors are numbered by letters rather than numbers (ex. 1E is on the 5th floor but 3A is on the 1st floor)—very confusing for deliveries.
Advice to owner:
Respond to tenant requests/complaints in a timely manner & maintain the building better

Pros:
Convenient location and unique apartments
Cons:
The super is horrible. You will never see him and problems will not be fixed. Anytime I needed anything I eventually had to do it myself since they were of no help.
There is a rat and roach problem in the building. The only reason I was fine to stay for as long as I did was because I managed it myself.
The building is dirty, apartments are not kept up with, and there’s a literal rat colony living in the walls that you can hear.
There was no smoke detector in my apartment, which is illegal. I had one turned on just sitting on my table since there wasn’t one in the apt.
The MOLD !!! The building has mold. Badly. At one point it was wet on the wall of my apartment and black mold was growing on it.

Pros:
The location is nice.
Cons:
-Verified mold issue in units, reports to back this up. (if you have tiles that are raising in the bathroom, hire YOUR OWN PROFESSIONAL mold inspector!)
-the site manager and the management company are negligent in regards to the public's health.
-units are uninhabitable.
Advice to owner:
destroy and rebuild.

Upper East Side Meh

Pros:
Great water pressure (like, the BEST) and some chill neighbors. Decent enough neighborhood, with good food shopping & transportation (the Q)!
Cons:
Shoddy, illegal renovations (to include installing entire new floors in the basement and on the roof). Random water leaks and mold issues all the time; been trying for years to get bathroom issues fixed. Hot water unreliable. Some mailboxes won’t close and rip your arm as you are trying to get out the front door (which is sometimes stuck closed). The trash area is a constant mess; there are rats all over it and infesting the basement. There are always some idiot party people. Not enough wall jacks for modern living. There used to be a dog owner who couldn’t be bothered to take Fido out to do his business. Right now we have a dog owner who leaves the pooch alone for too long and it YELPS. And my favorite — The apartment floors are named by letter, not number. So 3E is on the 5th floor while 3A is on the first. (FDNY loves that!)
