Great building and location

Pros:
Great location. Tons of great restaurants nearby, close to the train as well. Great staff. Doormen are wonderful. Nice neighbors as well.

Ceilings are pretty low, but that's about it

The front desk people are nice and helpful, the lobby and hallways are kept clean.
Cons:
Can get very loud due to location and inconsiderate people, windows in units are not particularly sound proof.

Well-maintained luxury building

The building was well-maintained, had a clean lobby with a doorman to accept packages, a functioning laundry room, trash chutes on every floor, heating/AC (in my unit at least), and access to two rooftop balconies. I also never had any problem with pests for six months of living here.
Cons:
The walls for each unit are very thin; I could hear my neighbors when they played music and sometimes loud conversations. Since it’s midtown, the sounds of the city (alarms, loud music, cars honking/engines revving) are not super muffled, so important to note if you aren’t able to tune it out.

Excellent building, staff, and location

Pros:
Great location, one block away from the park and near major commerce. The building staff is top notch, and will go out of their way to aid the residents. Finally, the building is very tastefully decorated, with wood paneling in the lobby/elevators and marble entrance floors.
Cons:
Building garden is largely unusable - loud AC vents make it too noisy to use in the summer, too cold in the winter.

The building’s location on the corner of Columbus Avenue also attracts some noise, mainly ambulances and truck driving down the street.

Good first city apt - beware of deposit scams

Pros:
Close to offices in midtwon, rennovated, furnsihed apartments with great facilities. Elevator, rooftop, good size gym, super nice doormen - safely store packages, quiet, decently spacious. Feels like corporate housing / hotel style which can be good and bad. Great if you're moving to NY for the first time and want top amenities at a decent price.
Cons:
Beware of furnished units. Some landlords will use any trick in the book to keep your security deposit (happened to me and friends in other units). Management will not help you out. You'll commute downtown every night if you want a fun social life.

I rented 2007 and loved it. The landlord was very responsive and kind.

One of the doorman wasn’t very friendly but that’s normal for NYC.

Living Next to Broadway

Pros:
It’s a super convenient serviced apartment, safe, friendly and helpful doorman, reliable concierge and maintenance staff. Almost all subways lines are so close. You can take the bus or citi bike too. Plus you’re less than 10 blocks away from Central Park.
Cons:
Living close to Broadway means you have to live with the noise in the surrounding area. Rent doesn’t come cheap too because living here is so convenient.

Doormen are friendly and always keep package in package room. Keep common areas clean like hallway and facilities. Rooftop that can see Times Square. Garbage chute.
Cons:
Very loud just north of Times Square. Not the best noise cancellation. Garbage room is next to laundry which can be pungent at times. Weird building layout as it’s connected to a neighboring hotel; first 7 or so floors are for the hotel guests .
Advice to owner:
I would like the food delivery people to bring up my food

Empire State Properties are the worst

Great subway lines nearby
Cons:
The area around the building is dirty and filled with tourists. The scaffolding stayed there for a YEAR. The rooftop was closed for months during spring. The internal apartments have no signal so forget about having phone calls. Empire State properties never helped and were unresponsive. During COVID they were so welcoming only because they had their apartments empty for months but once people started returning to NYC they started being rude and unresponsive. They changed the rents to unreasonable amounts when no improve to the building could be seen.
Advice to owner:
Make realtors at Empire State properties more welcoming, kind and professional

Close to several subway lines
Cons:
Location is basically in Times Square, it’s very noisy particularly through the night with groups of cars parking on 7th avenue blasting music at all hours. Motorbike groups also circling the Times Square area which is very noisy but also feels unsafe.
The building is freezing cold in winter (without having the apartment heating unit on all the time) as the windows are not sealed properly and there are drafts. The building are quick to turn the heating off before the required time set by the city and its common for the inside temperate to be below that required by the city.
The gym equipment, laundry room and roof deck are poorly maintained. The laundry machines are mouldy and if the laundry unit breaks down the building doesn’t help, the tenant needs to contact the company that runs the laundry room.
