Cannot be trusted to do the right thing
Former Tenant
Pros:
- Rent - Bugs and rodents are not horrible
Cons:
- Building is in disrepair. Alla Kletsun and the owner are notorious for how their properties are handled. Stairs look like they could fall through at any moment. Nails protruding from the floors in common areas. - It has been over two years and the hallways and steps have never been cleaned. Dirt, dust, pet hair are all over. - Neighbors leave their garbage in the hallways for some reason. - Odd odor in the building that smells like exhaust.

A slum lord charging luxury prices
Former Tenant
Pros:
Big apartments in a great neighborhood
Cons:
Let me tell you a fun story as an illustration of the one of many many many issues with this building:
An apartment on the top floor had difficulty with her gas stove, smelled gas. Did the natural thing and called Con Ed. Con Ed shows up, goes to the basement to see what the issue might be and immediately shuts down the gas to the building and padlocks it.
Turns out the landlord did illegal GAS repairs that were dangerous to the building.
Landlord response: threatens and freaks out at tenant who called Con Ed and not them first (presumably because they knew the gas repairs were dangerous and illegal), instead of fixing the gas, they decide it will be cheaper to run new electrical lines into every apartment and give us electric stoves.
The repair took weeks and we all lived with no stoves except the electric plug in camp fire stove we bought ourself and deducted from rent.
This and 900 other stories on NYC’s worst landlords, living in a Manhattan slum.
From mice and cockroaches, to poor repair jobs, constant leaks, a heat system that runs on oil and periodically shuts off in the dead of winter, to mold everywhere, this may be the worst apartment building in Manhattan.
