Overall good building

Pros:
Management is responsive and the workers there are lovely. The apartments are of great size. Close to subway, restaurants and supermarkets.
Cons:
The area is not the best due to proximity to Port Authority. Apartments facing 42nd street can get pretty noisy. The building used to be rent stabilized, but that expired Summer 2024z

Management is very responsive, all building amenities are well maintained, building staff are welcoming and friendly
Cons:
Location next to Times Square is very difficult to get used to - lots of noise and light pollution, and rough elements at all time of day and night

Rent stabilization expired. Marketed and priced as a luxury building with no true luxury amenities
The new super Will Hart is a poor manager of the building the previous super Luis was a much better communicator and cared about his job he would be continually updating us as to maintenance and elevator shut downs. The building seems to have a never ending water issue it’s CONSTANTLY getting shut off or there’s no hot water. It’s very evident the building is showing its age and starting to fall into disrepair as well as it’s dated the hallways and carpets are worn out peeling wallpaper ect. I would not recommend living here with the prices they are charging. Not to mention the area is just unpleasant polluted/dangerous with port authority bus terminal across the street homeless and junkies everywhere.
Advice to owner:
Update the building, charge reasonable prices, recognize what type of building you have and the area work to keep current tenants after rent stabilization expires (I am leaving)

Pros:
Wonderful doormen/concierge/staff/maintenance, extremely friendly and helpful. Great at managing packages. You can get things fixed pretty much immediately. Can't hear anything above and below you. Really great kitchen and bathroom. Large for a one bedroom.
Cons:
Can hear next door neighbors sometimes. Once in awhile, there is construction. AC units are OK but don't work perfectly. Expensive now but probably on market. Neighborhood-wise, this block often feels kind of sketchy.

Neighbor smoked all the time which leaked into my room, next door has construction so sketchy people hung out under the scaffold

Ivy tower is nice but the area is a dump

Pros:
Management is solid. Supers are good. Rooms are good and very soundproof. Views are amazing. Location is central. Doormen are super friendly.
Cons:
Amenities are pretty non-existent. The biggest issue is the surrounding area is awful. Port authority spills over and the homeless are extremely hostile. The area is loud, dirty, and terrible.

If you live in the lower tower, you are less likely to encounter issues with the water. But even the lower towers, the bath water will be a bit brown/yellow if they are doing work on it or it hasn't been turned on in a while.

Luxury building next to times sq and port authority

Pros:
Ivy Tower is split into two buildings (one with 8 floors, second with 45 floors). They have separate elevators; shorter one has access to the roof; taller building has the laundry, lounge, and gym. For $150/year per unit, you get a key fob to access the gym and lounge. The gym is equipped with a decent amount of equipment and TVs. Lounge room has a pool table, desks, and unlimited coffee from espresso machine. Laundry requires a separate card to pre-load funds. They recently replaced several machines in 2022. I never had a problem securing a machine for washing/drying. The building allows for flex walls to built in your room and allows for multiple people to pay for rent in the same unit. The building also has a community board for job postings, sales, inquiries of those in the building. Building management is located on the ground floor. Staff are all super friendly and the doormen will know you by name.
Cons:
I lived in a corner unit on the 19th floor that did not have much noise from neighborhoods or street (despite the close vicinity of one of the busiest intersections in the city). If you open your windows, it will be really loud and they also don’t have screens!! Did not have any pest/rodent problems. Maintenance requests were usually saw in a day or two. Intercom ringing can be really loud and disrupt roommates. The building has access to rooftop but it’s only on the 8th FL (not the tall side).

Really friendly doorman, helpful team on site and great amenities.
Cons:
You have to pay an annual fee for the amenities.
Advice to owner:
Keep your doormen because youre amazing and easily the best part of this apartment!

fantastic place to live

* front desk security people knows everyone's faces
* leasing office is very responsive over email
* elevators are fast once you are in them
* no rooftop on the tall building, but on the mini tower (5 or 6 stories), there's a rooftop
* apartments don't come with blinds
Cons:
* when all 3 elevators are working, things move quite quickly, but for several months, there were only 2 and sometimes only 1 elevator available for a 45 floor building + penthouses which means it would take 5-10 minutes to get in the elevator sometimes
* garden and outdoor deck were closed most of the year
Advice to owner:
you should live here!
