- Apartment itself is clean and quiet most of the time - Private outdoor space - Amazing location

Cons

I implore you. Don't rent here. This isn't like the other cases of "how bad could it be? All NYC landlords have bad ratings." This is actually untenable and you should run NOW. Read the google reviews. Read how the trader joes in the building closes at least a few times a month because of everything from leaks to fire response. Your apartment will be insanely cold in winter. You will be mad. You can set your heat as high as you want. It will just leak out the walls. If you put your thermostat above 63, you will pay $200+ ConEd bills. I haven't been able to get below $100 ever. Leaks. Everywhere. Recurring ones. Ceiling. Floor. Walls. Bathroom. Horrible. Terrace doors are all hanging to the hinge by a thread. And worst of all, management is malicious. They actively make you feel like these problems are on you and you should either sue or shut up. If you live here, that's on you. All us reviewers are trying to warn you. Save yourself.

Advice to the owners

Quit. Get out of construction and property management. You are incapable and Rivington House should have had you banned from NYC.

Nice doorman, who is remembered every single tenant's name

Cons

Too many cockroaches, and the managing team did nothing to control it. Average 5 roaches a day
