Has most the basics, but be aware of the bar across the street

Pros:
Rent stabilized, neighbors are all pretty nice. Laundry in building and small gym.
Cons:
No elevator, being on the 3rd floor is doable but I do not envy those on the top floor. Building has two models, 1 bdr and upwards of 3 bdr. The 1 bdr is tiny, but if it’s just you and you don’t have a ton of stuff it is fine in the short term. The worst part is the busy street (all Brooklyn streets are loud though) but the bar directly across the street is LOUD. Summers nights are unbearable and where I got the least amount of sleep. Although there is a super, they don’t do much maintenance for the units itself. I had a toilet clog once and never got any response from building owner and had to pay a connector out of pocket.
Advice to owner:
Have more contact information on how to reach the or the super for maintenancer issue.

Overall great building

Pros:
Amenities are great, rooftop and yard are great outdoor spaces. Washers and dryers in the building, dishwashers and mini-split AC units in each room. Free bike storage in the basement as well. Units are super small but the tall ceilings make everything feel much larger. The hallways were repainted a few months back which was very nice to see.
Cons:
Had a leak in the bathroom and it took management weeks to send someone to fix it. They didn’t clean the apartment upon moving in. Decent amount of street noise due to being on a moderately busy street. Hallways, stairs and basement washroom could be kept slightly cleaner. The store on the street level keeps strange people lingering around the building entrance + they are always super loud. The guy that works at the bodega across the street is known to harass the women in the building sometimes too. Management won’t give back the security deposit without providing reason why.
Advice to owner:
Be more professional with reasonable requests from tenants.

Landlord is super responsive- all issues have been addressed almost immediately. Laundry chute is convenient.
Cons:
Mold in the washing machines. Stairwell desperately needs a deep clean - apartment wasn’t cleaned prior to move in either. If you have a view of Rogers, you will also be getting all of the noise from the bar across the street. If you have a view of Lenox, you will be getting all the music from the smoothie place. Walls are very thin.

SEVERE heat/water issues

Best location on the planet. Right next to the shuttle but you can’t even hear it.
Cons:
We’ve lived here through 2 winters and and didn’t have heat both winters and had to pay for electric heaters which blew a fuse. Additionally, we went without water. Zero compensation or sympathy from management. We had to stay with friends/family several times due to the poor conditions. The radiators leak. Ant infestations are also frequent. Rooms are SO small. If you’re sharing with more than one other person I would not recommend. The listing makes the rooms look MUCH bigger. Teeny tiny living space.

Nothing--the backyard when we moved in was dirt, and it was our own efforts as previous tenants that brought the backyard up to standard. Things advertised as amenities simply don't work--i.e. the broken HVAC system throughout the building, the broken washer and dryer in the basement. The only pro is that I'm no longer living here.
Cons:
Everything. The HVAC doesn't work. The landlord relies on the elderly woman in 2L to conduct work that should be conducted by a hired super--for example, she is responsible for cleaning the common areas and organizing trash. This is presumably out of an agreement whereby the landlord did not kick out this tenant during his alleged "renovations" conducted between 2011 and 2013 so that he could deregulate the building using substantial rehabilitation as his reasoning. Only problem is, none of his renovations made any difference and were all surface level changes. Further, he neglected to renovate the elderly woman's apartment at all! For whoever is unfortunate enough to live in 1L now, this means that her apartment regularly (I mean at least once a month) floods into the apartment below. Take a look at the floorboards throughout the apartment--all warped from flooding. Or the wall surfaces--all warped from flooding. The appliances are the cheapest you can possibly find--take a look at the oven and joke of a rangehood, literally the cheapest you can buy from Home Depot. We only had the rangehood installed after withholding rent for several months and even then the landlord made sure to show his utmost disrespect for his tenants by installing the cheapest possible option...in an apartment renting at over $3,000 per month. Pests? Of course! Ranging from mice, cockroaches, and the best of all, spiders! Hundreds and hundreds of spiders all nesting and reproducing in the basement's door to the backyard. I could go on and on but the other reviews go into some of the other nefarious tactics used by this landlord, such as making sure that he uses Nooklyn to vet potential tenants, informing them not to rent to black or minority people of color (nice one!) and his approach to COVID forgiveness (if you can't afford it, you can simply leave!). He is, simply put, the reason landlords have a bad stereotype, and aptly so. There is not a single redeeming quality about this landlord or this building.

Oh, and to top it off, this is the same landlord involved in allegedly burning down one of his own buildings so that it would no longer be rent controlled once he rebuilt it. Don't believe me? There is absolutely no reason whatsoever to rent from this landlord. Find another apartment and let this guy slowly but surely go broke :)

Heat doesnt work properly because of a poorly installed HVAC system. Poor insulation of street noise, vermin, bugs & remote landlords disconnected from tenants.

This is another building that has been destabilized by landlord groups and displaced low income New Yorkers. Destabilizing buildings depletes NYC’s housing stock and makes it only affordable for idiot bankers & LOL digital marketing professionals. Terrible landlords like this buy buildings like this, get rent stabilized tenants to move out and then convert rent stabilized buildings to market rates for unsuspecting hipsters, who are the first wave of gentrification. What follows this first wave are a bunch of a-hole bankers.

The landlords like other renovated buildings in this hood, hide behind LLCs and rent buildings via Nooklyn or other such “hipster” lol agents who often are told to not rent to POC. Nice “white” tenants only - adding insult to injury is that this was a poor POC neighborhood to begin with.

Stay away, be ethical and moral by not supporting landlord groups like this one.

It’s like living with your neighbors. You can hear every word through the walls. I couldn’t even watch tv while my neighbors were watching tv.

New but questionable

Cons:
Building had clear care issues, ie mold, lights out regularly, holes in the hallway ceiling. Laundry room never got cleaned and they neighbors regularly trash common areas.

Check on your building once every six months, not once every two-three years.

Like the amenities and the small vibe (there’s not a lot of people living here and you rarely see the ones who do).
Cons:
The walls are paper thin. You can hear other peoples conversations in other apartments. Not good if you and the person you live with both wfh or things like that, people are loud but it’s easy to forgive.

For Bushwick for the Price, fine

Larger rooms for these types of remodels, fire escape, high ceilings, some of the rooms get good light
Cons:
Persistent pest problems, the first year moths (????) and then mice and cockroaches. The exterminator that management sent didn’t seem to be effective. He would supposedly treat the place, but then we’d be seeing cockroaches alive and well the next day, so. Black mold behind the tiles in the bathroom — when we had someone over to look at it he said that all the tiles in the bathroom would have to come down in order to get rid of it completely. Did not seem worth the hassle, but it’s likely a concern that potential tenants should take into account. Then there was the “laundry room” which would have been cool except the machines made the clothes smell of mildew, so we ended up doing laundry at a laundromat anyway.
Advice to owner:
Take the money and time to fix the mold, flooding and cockroach problem. These aren’t issues that get better if you ignore them or slap on a bandaid.
