Great location and responsive landlord!
Pros
Such a great amount of space for the money and in the BEST area. The setup is perfect for roommates and the neighbors are quiet and nice. I also love the fire escape on the first floor, it’s a great spot to rest and feel peaceful in the city. Overall this is an amazing apartment and rent stabilized to boot! I highly recommend!
Cons
The building is pre-war and definitely shows its age in some aspects. The water temp is inconsistent, but the pressures good. I had some bugs but not a crazy amount for the city. There are also certain times of day where it gets cold in the winter, but if you don’t work from home it probably wouldn’t be an issue for you.

High ceilings, wall molding, quiet building and neighborhood, packages never stolen, big kitchen separate from living room, always a great temperature, can't find a better deal with a better location to Midtown
Cons
Dirty and worn when we moved in, two doors don't close, landlord painted the walls different shades of yellow without telling us before move-in (including bathroom tiles and splatter on the windows?), moldy shower and toilet, shower head placement in the middle of the tub
Advice to the owners
Fix the shower head to face the long side of the tub, paint with the same color and don't paint the apartment before move-in without asking the new tenants that signed the lease first, and make sure the apartment is clean for move-in
