A very old building that needs frequent maintenance and repairs

Pros

Relatively affordable rent price for market rate apartments in the area. Most neighbors don't bother each other.

Cons

Very frequent need for repairs and deferred maintenance makes it worse. Staff will often tell you in advance a worker is coming such day but then the worker never shows up and the staff didn't tell you they had to reschedule. You have to chase down the staff constantly to get anything fixed. The apartments are not well insulated around the older window models and some rooms have basement tunnels underneath, so the heat is not always adequate. Landlord raises the entire to the maximum amount allowed by the new laws. Some neighbors are constantly smoking pot outside or in the hallway that you can smell in your unit unless you insulate your doors and windows yourself.

Advice to the owners

Do proactive maintenance. This is an old building! You can't just be reactive. Also, find the source of leaks so they don't keep repeating.
