Clean building with rude management
Pros
Very very clean. Lived there for 3 years never seen one bug.
Cons
They will evict you because they want to raise rent. They only sign 1 year lease so they can constantly raise your rent. It’s ghetto and across from a project and to your left there’s a men’s homeless shelter and Bellevue the city’s largest psychiatric hospital. You will constantly find crazy people, addicts especially in the back of the building. I had to once squeeze between the back door and a fentanyl addict who’s unconscious hovering at a 90 degree angle just to get into the building. Another time the concierge Cameka (who’s wonderful) had to chase two hoodlums out of the building, apparently they snuck in behind me while I was coming in through the back door. And just a month ago I saw a crazy guy with a knife who stabbed some poor lady in the face right across the street by Bellevue. She was bleeding everywhere and he had zero fear of the police and continued chasing people. Escapee from the hospital constantly getting hit by cars on 1st Ave. you can see it from the rooftop.
Quiet well maintained Kips Bay apartment
Pros
Responsive and attentive building management Never had a problem with other tenants Older building but well maintained with decent appliances
Cons
Bad closet space in the units Lack of fiber optic internet Expensive AC bills due to low efficiency rating of building

Keep doing what you're doing - just keep the prices low!
