Review Summary for East 85TH Street Associates, LLC
Summarized from anonymous rental reviews on openigloo.
Recent tenant reviews for EAST 85TH STREET ASSOCIATES, LLC's buildings reflect a mixed experience. Tenants commonly praise the building superintendents, especially Teddy, for their helpfulness, kindness, and maintenance efforts, which greatly improve living conditions. The buildings are described as clean and well-kept, with quiet neighbors. However, management responsiveness is frequently criticized as slow or unresponsive, particularly regarding maintenance issues like plumbing, mold, pest control, and security concerns including package theft. Several renters experience aging infrastructure with typical pre-war building challenges. Rent increases and poor communication have also caused dissatisfaction. Overall, expect attentive supers but potentially difficult dealings with management.

Overall Good Building
Former Tenant
Pros:
Well-maintained, easy to get a hold of super, nice neighbors
Cons:
The overall smell in the first floor is odd, mostly smells like cat

Decent but not amazing
Former Tenant
Pros:
The building super, Teddy, is incredibly helpful, responsive, and kind
Cons:

Valid building, extremely unresponsive leasing company
Former Tenant
Pros:
Responsive and nice super, pretty quiet and can’t hear neighbors, clean hallways
Cons:
The management/leasing company is nearly impossible to get in contact with. They are frankly awful. There is also mold in our apartment and there is no way to contact management to get it checked out. They only contact you when they want you to resign lease and often are delayed to even share that information with you.
Advice to owner:
Answer your tenants

the super teddy is a hero
Former Tenant
Pros:
Teddy was my favorite part of the place tbh. Always made sure the place was clean and he was available for help whenever needed.
Cons:
Old af. Our pipe burst in the bathroom, toilet was sh*t (no pun intended) and there was a crack in the kitchen sink which leaked pretty bad. Pretty typical for NYC buildings to not have updated plumbing so no surprise there. Thankfully it was all fixed pretty fast

Avoid Eric borkowski 55th worst landlord
Former Tenant
Pros:
Location is nice.
Cons:
Avoid Citi urban and Eric borkowski. Eric is the worst human being, he will kick you out if you have a newborn just for a dollar. Possibly one of the worst management companies and landlord ever. For the upper east side this property looks like you are in bushwick in the 70s. Nothing is ever done, nor gets fixed. The toilet was never fixed. The first floor tenant had bedbugs. They can't even do a simple paint job. They paint over the outlets so you can't even use them all. The hallways always have mice around 2:30 am. They want to renew my lease with a 40% increase which is unheard of. Top it all off with them forcing me out on to the streets because they won't accept the monthly rent.
My three neighbors lost their deposit. They had left the building and after months, still not have seen a penny.
Advice to owner:
Sell your properties, let someone else do a job you clearly don't know how to.

Good place to live
Former Tenant
Pros:
Great super. Very quiet overall. Thick walls
Cons:
Scaffolding up forever.

Great location, mid apartment, awful company
Former Tenant
Pros:
Pre-war building so well Insulated, not much noise travels, and the super (Teddy) is a part time super but does a great job of keeping the stairs and hallways clean.
Cons:
Apartments are also pre-war so no dishwasher, laundry, or updated appliances. They definitely give the walls the typical white paint throw over so windows, door hinges, light switches, and outlets are all crusted over and kind of a pain.

The biggest con was the company (Citi-urban management). They’re non responsive and greedy as fuck. They drove people out due to increased rent and won’t help with maintenance issues.
Advice to owner:
Don’t be greedy.

Chill but overpriced
Former Tenant
Pros:
Safe area, close to trains. Building is well kept and cleaned. Tenants are quiet and it's overall pretty chill.
Cons:
Bad plumbing, there was a hole in kitchen sink pipe but was quickly replaced. Too expensive for such little space. There's also been 1 report of mice and a couple of packages got stolen.
Advice to owner:
Needs to respond to emails/issues quicker

Honest Complaint and Review
Former Tenant
Pros:
Good location, near subways.
Cons:
Walls are really thin and combined with extremely noisy neighbor and unresponsive management, it’s a recipe for a disaster. Neighbor blares music all day and can be heard over zoom, etc and makes an annoying living environment.

Old building & bad management
Former Tenant
Pros:
Decent sized apartment & decent rent. Heat & hot water included. Pets allowed. In a great area near many stores, restaurants and close to subways.
Cons:
The building is over 100 years old so you will have to deal with things associated with that such as old leaky pipes(every pipe in my apartment leaked), drafty windows, loud steam radiators, roaches, sparking outlets, plaster coming off walls, mold, etc.
Management is the absolute worst and will take months to schedule repairs, if you hear from them at all.

Best super in all of NYC
Former Tenant
Pros:
Honestly the super has been the reason I’ve stayed in this building for over 8 years now. Very kind and always helpful.
Cons:
The area is getting a little meh

Decent Place, Great neighborhood
Former Tenant
Pros:
Super is very nice. Decent sized bathroom. Things didn’t go wrong too often.
Cons:
When something did go wrong, good luck getting it fixed. Tiny kitchens. Noise echoes in the hallways so if you have the inner bedroom you will hear everything in the stairwell.
