Constantly under construction and as a result there is a lot of dust, dirt, etc; security issues with basement lock

great building in the LES

Pros

perfect location, responsive management. people are onsite cleaning daily and working on different things, live-in super is excellent, mine is rent stabilized not sure about the rest.

street noise can be very loud bc there are several bars with 4am licenses on this street. there have been ongoing repairs to the water system which has required water shutdowns for several days this summer. some issues with the virtual door access, heat not going on, etc but management is always responsive.
