Nice Apartment, Awful Location

Pros

We lived in the unit for 3 years (flex 2 bedroom), mostly because it was cheaper than living in the same type of building in most other neighborhoods (though still overpriced for what we were getting). The apartment had nice furnishings and is relatively new. The doormen and maintenance workers are also incredibly friendly. Gym is decent, but very small and sometimes things would get broken by tenants. Rooftop has a beautiful view of uptown and downtown. Patio area is nice for grilling and just hanging out.

Cons

The location was the worst part about the building. The corner of Houston and Avenue D has to be the loudest intersection in all of Manhattan due to cars honking, people blasting music or revving their engines, and police sirens (the units that face the back of the building are probably quieter). I couldn’t walk outside without getting catcalled by at least one creep, so if you are a woman, I would avoid this area, because I never felt safe to be out there alone. Although there are two bus lines that pass by the building, it takes at least 30ish min to really get anywhere in the city. You also pay a lot of money for electricity bills in this apartment unless you never turn on the AC or heat because the building has an awful energy efficiency rating. Lastly, management is pretty scummy and unresponsive. I had a Rent the Runway shipment stolen from behind the front desk one night and before they offered to pay me for what was stolen, they asked if I could connect with the company to request a one time forgiveness of the $3000 of clothes that were stolen. Finally, for anyone looking to live here (or currently lives here), there is a statement in the lease that says you are entitled to the interest earned on your security deposit. We left the unit in pristine condition, so we luckily got our full deposit back. However, it took two months after we moved out to get management to budge on paying us the interest, which wasn’t that much money at the end of the day, but we were excellent tenants and there was no reason to pay them more money than we already had (and they were contractually obligated to pay this to us). Don’t let management walk all over you, cause you’re paying their salaries.
