Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant feedback on buildings managed by GRAND AVENUE INVESTORS LLC reveals a mixed management experience. While some appreciate the convenient locations and unit sizes, several Bronx properties suffer from poor cleanliness, inadequate security, and pest infestations. Numerous renters highlight neglected maintenance, nonfunctional heating, and problematic noise and safety issues, including homeless encampments and drug activity near entrances. Communication and responsiveness from management are frequently criticized as slow or absent. Tenants advise improvements in security measures, building upkeep, and tenant treatment to enhance living conditions. Overall, prospective renters should expect variable management quality, with notable challenges in some Bronx buildings.

Pros

The new apartments are renovated. You are able to pay the rent online.

Cons

The building is in pretty bad shape. Hallways are disgusting and you’ll find homeless people sleeping on the stairs in the winter and people smoking weed in the entrance during the summer. Yes, your children will be breathing in weed smoke to get home. Loud music outside at all times of the night, especially during the summer. You’ll also have to walk through a crowd of people in the summer because they do barbecues on the sidewalk.

Advice to the owners

Renovate the hallways and secure the front door. Stop allowing your tenets to smoke weed in the entrance.
