I cannot find any positives about this building.
Cons:
Do yourself a favor and look at the building complaints on HPD online. We had a mouse problem REPEATEDLY here. Building management is completely unresponsive and is entirely useless. It took them weeks to respond to emails and they haven't responded to some of them. The exterminator came 3 times before he fixed the problem that he should've caught on the first visit.
Super is nice but not particularly responsive. We had a mold problem for months that hadn't got fixed by the time we moved out bc no one would respond to our texts.
I've had many package stolen, I've resorted to sending them to friend's places so they aren't stolen.
Hallways are not well maintained, they are very dirty.
It always smells of weed, sometimes sketchy people hang out in the stairs on the first floor.
i cannot stress to you enough how much this is not worth the money. you might think it's an okay deal but the time i spent at this property was the worst and was such a headache to deal with constantly.

Avoid 300 S 3rd and JBM Estates at all costs

Pros:
- Sweet old woman on my floor with a parrot was cool. Her parrot did bite me when I was trying to help her change her TV language to spanish but it's all good.

- Close to Marcy ave subway station
Cons:
- Run for the hills. Do not sign a lease with JBM Estates. Our apartment at 300 S 3rd was infested with cockroaches and mice for 10 out of the 12 months we lived there and it was never addressed. I'm talking upwards of 20 mice. They were small and cute but I mean they weren't paying rent.
- We had 10-15 packages stolen from inside the building and it was a problem for all other tenants as well. There was a man that entered through the back of the building that was never locked, hid, under the stairs, and knifed open packages and took what is valuable.
- We repeatedly called and emailed the management in regards to the infestations and security issues and rarely could reach a person. Eventually JBM Management blocked my number so I couldn't even coordinate a move out. We left the keys in the kitchen with some roach spray <3
- In sum, 300 S 3rd is about as bad as it gets. If this building screams "this is too good to be true at this price" you are 100% correct. JBM Estates are running a sham of a business and there are multiple health violations at their buildings that are officially under investigation. Please take our advice and find another building/management.

You are getting coal in your stockings. Naughty naughty

Huge bedroom
Big space overall
I made this a convertible 2 bedroom and it was a little tight and made the living room dark, but otherwise, its spacious

The super is a really nice person, but he's a poor guy that lives in the area. If you're missing something or need something he generally asks you to purchase the things he needs to fix it.

The street is the street, its not a beauty, so you should be prepared. Even so, on the 2nd floor the street noise wasn't super bad if you don't have the windows open.
Cons:
You're not paying for the best super or property management so responses are sometimes slow. Not the most beautiful hallways. But what can you do.

You neighbors are your neighbors - most of mine were very nice but there is a high turnover of young people and what later on seemed to be airbnb-ing by the property management themselves. I am not sure if that is permitted anymore, but it was happening in 2018

Redo the common hallways, and replace the washer dryer

Amazing location and great space, had 2 bed in prime Williamsburg with lots of space for under 3,000 a month
Cons:
Building management was horrible, ceiling collapsed in on us and we were left to rent hotels while building management wouldn’t return our calls for 8 days then tried to tell us that they aren’t responsible for fixing the roof and we had to move out in 48 hours. BEWARE JBM estates

The building is pretty chill, people are chill, garbage is always taken care of, close to a lot of shops
Cons:
Terrible management in terms of communication. They’re hard to reach, and therefore hard for them to help if something breaks, which thankfully it never did until recently. Took forever to get fixed. Live in super is cool, he sometimes is hard to reach as well, but he is helpful and nice

A Mixed Bag Of A Building

Pros:
Convenience may be one of the reasons people move to this building, and sometimes stay here for a long time. It's close to trains and buses. It's a short train ride into Manhattan.

Some neighbors are very nice and look out for each other's mail and such. Sometimes you can ask if they have a small cooking ingredient you're missing.
Cons:
Sadly, the owners don't seem to care too much about the property. Though the exterior used to look decent, it has fallen into disrepair; it's a mix of red dirt, random plants, and occasional debris.

The mailboxes are flimsy and packages are stolen often.

It is poorly lit in communal areas and the floors don't seem to be cleaned regularly. Also, from time to time a homeless man lives in the 6th floor trash room on the left side of the building.

Many apartments have issues with roaches and mice. It seems to be an issue with holes in the wall as well as dealing with some uncleanly neighbors.

The owner only hires cheap an unskilled contractors so a lot of the work done in communal areas and apartments is of poor quality.

While most neighbors are nice and quite enough, a few make a lot of noise.

Heat and hot water are hit or miss in the winter months.

There are times when the elevator on either side is out for a few days to a month or so.
Advice to owner:
Read this review and do better by making positive changes to the building ... much better.

Pros:
When I lived there the neighbors looked out for each other. We were there for over 30 years. Live in super. Close to the park, train, busses and shopping.
Cons:
It can get loud some nights because it's a major road and your can hear the ems/fire/police vehicles going by. The elevator needs to be upgraded as it frequently went out. You need to stay on the good side of the super otherwise things fall in the cracks.
Advice to owner:
Fix up the property and give the people who live there, especially the long-term tenants, some incentive to be proud of their home.

Responsive super. Generally clean. Very good neighbors and low noise. Convenient location to transportation and food. Good water pressure. Spacious rooms.
Cons:
Mice and roaches. Laundry not always available and priced too high for the sizes of the machines. Management is not that responsive and greedy. Elevators break down often and gets stuck with people in them. Every now and then there are no elevators available and have to take the stairs. Building is pretty old, it's expected for prewar.

The building is in pretty good shape. Unit is really nice for the price. Oven and stove always work.
Cons:
Owners are pretty hard to reach. We've had roaches and they didn't send someone for weeks, then when that didn't help we had to wait a month for another exterminator to come.
Advice to owner:
Respond more quickly. Don't cheap out on the paint job.

Affordable units with plenty of space.
Amazing and responsive super.
Cons:
Loud, inconsiderate neighbors who smoke and hang out in hallways at all hours of the day.
Constant fear of roach infestation.
Not cleaned or even walked thru before move in.
Oven and other appliances left filthy for move in.
No fire alarm or carbon monoxide detectors installed.
Noise pollution from all angles even in a courtyard facing apartment.
Sinks clogged upon move in.
No way to contact landlords.
Recently listed an illegal fee on a rent invoice :)
Advice to owner:
Clean the apartments and give the tenants a way to contact you.
