Pros:
Generally a quiet building unless your window faces the synagogue that shares windows with the alley (The synagogue seems to be immune to covid-safety enforcement and noise complaints).
The super is a nice person and very hard working, but its too much work for one person alone especially with all of the added workload/pressure the pandemic put on the job. So while he generally does a great job keeping the building clean there are some understandable gaps/lapses.
Cons:
The roach problem is out of control. They hire exterminators to come by once in a blue moon, but all they do is squirt some poison food paste or something in a few spots and call it a day.. but if anything the population swells after each visit of the exterminator. They also never give you a heads up when the exterminator is coming to make sure you'll be home. The roaches run this building.
I suspect someone is illegally renting out the rooms in the basement, which doesnt generally bother me however one of these rooms was storing a motorcycle and each time the owner took it in or out the fumes would circulate throughout the basement and first floor, and the engine revving would make the floors and walls shake.
It also appears that after a recent construction job, there has been some asbestos interrupted during the course of the work (where none of the workers wore face masks for covid safety or general not breathing in asbestos dust safety) and irresponsibly left the powder on the floor and to circulate in the air.
Advice to owner:
Fumigate the basement properly, and hire a real exterminator who doesnt stand to benefit to collecting a recurring check when their work doesnt do anything to limit the roach population in the building.
Please stop hiring the cheapest/unlicensed workers to do construction throughout the building, they are reckless with safety protocals and understandably do a half assed job that will inevitably require more repairs.
